Identify and discuss the client's requirements in terms of Time Cost
and Quality? for the redevelopment proposal under consideration
comprises an existing 5-storey building, located in the city centre.
The ground floor is occupied by 2 retail units which are to remain and
which will continue trading both and after redevelopment. The client
intends to offer the accommodation on a lease agreement to suitable
tenants. The office accommodateion is aimed at the executive sector of
the property market. to date all the client's projects have been
new-build, but they are now considering a redevelopment proposal. The
answer is from a cost consultants point of view.This is pre contract.

Since you and your staff will be experencing working conditions new to
you, you probably will not make a profit on you first job, because you
will be bidding against more experieced firms. You probably should not
bid unless you have reasonable hope of break even. Keeping the stores
open while you work will cause at least a days delay in realistic
completion date, especially if you must promise miminal loss of
customer parking space.
You will have to take precautions to minimise the amount of dust that
will enter the stores as a result of your activities. At some point it
may be prudent to relocate temporarilly the air intake to the stores.
If the stores have 10,000 items displayed, dusting each item could be
a sizable expence. Since this is city center, vagrents and vandles may
be a serious problem at some phase of your renovation. Likely there
are a hundred other signifcant considerations, so let's hope you get
an answer or more comments.   Neil
