Greetings, shoaib!
Sometimes corporate "doublespeak" can indeed be difficult to
interpret!
To put this quote into context, here is the paragraph in which it is
included:
"Petro Funds program diversification allows borrowers to choose the
program which will best suit their needs. These programs include a
variety of conventional & commercial mortgage programs for those
borrowers wishing to take advantage of our very low rates as low as
LIBOR + ½% and attractive terms. We can also provide mortgage loans
for those individuals who may have difficulty qualifying with more
traditional financial institutions, and their rigid borrowing
requirements. Whatever your situation, we can tailor a loan to fit
your needs."
What this statement means is:
1) Petro Funds has several different types of loan programs;
2) These different types of loan programs include different types of
- conventional mortgage programs
- commercial mortgage programs
3) For a specific borrower, some of these programs may be more
suitable than others;
4) Petro Funds MAY be able to provide a loan to an applicant who has
not been able to qualify to obtain a loan from more conventional
mortgage lenders for whom the borrower must be able to meet stricter
criteria;
5) Finally, "Whatever your situation, we can tailor a loan to fit your
needs" means that this company will be willing to WORK WITH a loan
applicant to find a way to grant them a loan, even if they do not meet
the strict criteria required by many other lender, and even if they
need a special type of loan or payment plan. Please bear in mind that
this statement does NOT mean that this company absolutely GUARANTEES
that they will be able to provide a loan to an applicant NO MATTER
WHAT THE CIRCUMSTANCES: It only means that they will TRY to do so.

shoaib,
Im glad that my answer was completely satisfactory for you; however,
it appears that it has launched us into an area that, while related,
is beyond the scope of the original question.
To be honest, because this company will likely need the Answers to a
hundred questions (some of them involving quite personal and
confidential information) in order to make their decision, you would
probably be best off making the call to them yourself. However, if you
would prefer to have a Researcher serve as an intermediary, you can
certainly request that.
Your new question would best be served by being posted as a new
question specifying exactly to what terms you would like this mortgage
company to agree, I am sure that I or one of the many other qualified
Researchers would be glad to help you get the Answer you need.
This link to Google Answer's pricing guidelines may be helpful in
order to price the new question.
