Please locate a company or individual selling a "property management
company" operating manual for under $500. The manual should be
approximately as detailed as the sample at

topics in detail. We will pay $40 for the name and contact information
(or working link) of a company (other than NRESC.com) selling the
manual. To be clear, we are NOT looking for textbooks or handbooks on
property management, but rather a manual on all the daily tasks and
the policies to complete them.

There is one company, Landlord's Source, that provides an interactive
CD which allows you to add the local information and update your
manual as the need arises. It falls in the price range you requested.

software to create and maintain an updated manual. This is probably
not what you want, but they do offer a free 30 day trial.

I have not been able to locate any other firms that offer a prepared
office policy and procedure manual for property managers. Would this
product fulfill your needs? If so, I will post it as an answer.

I have reviwed the links provided by bcguide. The landlordsource
manual may address the topics I need, but I cannot tell from the info
availble on their website. I have contacyted their staff and asked
them to detail what material and processes their manual covers and wha
type of property does it address. tUpon their response I will
determine if it fills our request and is an answer that can be posted.
The second link (policy software) is not what we are looking for, but
thank you.
To clarify where we work is the state of FL. We are looking for a
policy manual that addresses the management of apartment and office
buildings.

I have recieved a reply from landlord source providing further details
on their product. The policy manual they provide is more geared
towards simpler "ladlord" policies rather than the complexity of a
commercial property manager. While a starting point, it is greatly
similar to other sources I currently have and thus, would not qualify
as an "answer' to our request. Please continue to search for a closer
match to the NRESC manual link I provided in the original question
post.

Hello completeagency-ga,

I’ve found a Standard Operating Procedures Manual that I think will
fit your needs. It is published by the Institute for Real Estate
Management. It costs $299.95 and comes on disk for ease of use. The
table of contents on the Web site shows that most of the topics shown
in the NRESC manual are covered.

I’ve also included some links to additional real estate related
software vendors. Most of these products don’t fit your exact
specifications but some of their packages may be useful as a partial
solution. I’ve also included links to some professional associations
that might be helpful for locating additional resources.

Please post the exact link to the IREM operating manual you
referenced. It is not listed under their products section or found by
using the search function on their site. In addition, in the past, we
have contacted IREM and spoking with their education editor and
supervisors requesting a policies or procedures manual and tols they
did not offer one.

Here is the link I used for getting the idea that the Standard
Operating Procedures Manual was published by IREM. On rereading the
reference, it’s clear that only the textbook cited is published by
IREM and the manual is a G.L. French product. I’m sorry for the
confusion.

I've forwarded the info to my assistant who is contacting the manual
company to view thelevel of details and inquire if it is setup for
residential or commercial properties. Howevere, I expect that this is
what we were looking for and will rate the answer tommoriow after she
gets back to me. Good work. Looks like we have an answer.

We have contacted GL French in regards to the manual. They have stated
that it is written predominantly for section 8 housing and residential
housing situations. As such it does not fit our needs. As stated in a
previous clarification above "We are looking for a
policy manual that addresses the management of apartment and office
buildings." Please submit an alternate manual resource.

Hello again completeagency-ga,

I'm sorry you didn't find the GL French package suitable for your
needs. As you said in your earlier message, the description seemed to
fit what you described in your original request. It seems that you may
have to adapt this product or some other package, or create one from
scratch if you don't want to deal with the NRESC. I believe I've
identified all that is on the market. I wish you well on developing
your own manual.
