There are 2 very important considerations when buying or leasing a condo. 1. The most forgotten calculation when deciding the buy/lease decision is TAXS in many states, by claiming a home as your residence, you can lock in a below market tax assesment, when a property is leased it does not have this advantage. And while you may not pay the taxs directly for leased property, they will be worked into future rent increases. 2. Leasing a condo only buys you time in a place, equity and apreciation, which can lead to huge resale profits as of late, can only be seen by purcahsing. Of course, depending on your age, lifestyle and financial situation this is all subject for interpretation. |
