I think I can best answer your question with a series of points.
1. Your site is in Google's index

A search for "commercial mortgage yes" has it appearing in first
position. The Google toolbar shows your site as having a PageRank of
4, which is quite standard for a site that is listed in the Google
Directory.
2. Ranking
----------
Your site comes in at about 340th place for "commercial mortgage" and
nowhere for "commercial mortgages" which isn't surprising because the
phrase does not appear on the page.
3. Your previous high ranking
-----------------------------
Is surprising. What I have seen in recent times is sometimes sites get
picked up by Google's Freshbot first. The tell-tale signs are
initially appearing in results between main Google updates, whereas
most sites first appear directly after an update. Freshbot listings
also usually have a date alongside them. Freshbot listings receive a
PageRank which is estimated, and usually changes dramatically after
the next Google update, when it is actually calculated. Usually when I
investigate drops in ranking, this is the cause. An initial great
ranking should be perceived as a bonus, and not as a normal
expectation.
4. Competition
--------------
It is a very tough task to rank well for the keywords "commercial
mortgages". At Overture companies are willing to pay 87 cents per
click-through for the phrase. The number of listings in the Google
category you are listed in is indicative of the level of competition
you are facing:

5. Duplicate sites
------------------
It does not appear to be a problem at present, but down the track
Google is likely to punish you for having two identical sites:

6. Remedies
-----------
Target niche keywords. Make sure the keywords/phrase appears at least
once in general text, and once in the page title. Try and get
legitimate links (not using any scheme) pointing to your site. Get rid
of one of the duplicate sites, and when it has gone, submit the URL to
Google for it to be deleted from the index.
