Typically about 1/4 of the motel rooms are vacant on an average night,
and this is approximately the break even point, so filling those rooms
is mostly profit, as operating costs increase only slightly if the
remaining rooms are filled. The challange to the manager is to spend a
moderate amount of money to attract new customers and retain repeat
customers.
The internal environment needs to meet local and national standards
(world standards may soon be enforced)for sanitation, safe water, air
quality, temperature and humidity to avoid a hastle with officials.
Generally it is prudent to do better than the standards to avoid
customer complaints to the motel owners, or franchisers. Like most
businesses the manager can do reasonably well if he rarely makes an
error of importance. |
