condo in question. Specifically the location of it. Also, if there are
any other pertinent characteristics that distinguishes this condo from
others let me know and I'll generate a list of keywords for you.

and marble floors, view of the water, elevator, high ceilings,
spacious kitchen, dining, breakfast nook, master bedroom- walkin
closet, 5 pc bath, 2 additional bedrooms one with bathroom, additional
half bath, den, underground parking, security, close to shopping,
park, entertainment. the exceptional attributes of this unit are- the
quality construction and finishes, prime location with easy walking to
the heart of the city and unbelievable views

Ok. Here's a keyword list and suggested title/ad for you. Don't mind
if the keywords are out of order. It doesn't matter what order they
are in. Change the title and description to suit your taste but make
sure that both Halifax and Nova Scotia are mentioned are you may get
untargetted traffic that you'll be paying for.

quite a list. forgive me for asking a pretty basic question about most
effective and cost efficient keyword selection. for a halifax downtown
property where the location is probably the prime pertinent
characteristic that distinguishes this condo from others,  is there
any benefit to including the other communities listed. the number two
feature is the exceptional waterview. would that not qualify for
keyword selection. ray

Hi Ray. The idea behind the keywords I chose is to lure *any*
potential customers. My reasoning in including the other towns is that
someone that types in "condos bridgewater" and sees your ad might just
decide to check it out. Maybe their first choice was a condo in
bridgewater but what the heck they'll check yours out too as maybe
they have considered halifax too. It's free for them so why not?
Likely you will not pay more than $.05 - $.10 for a click through. If
the words Halifax and condo are clearly stated in your
title/description then the majority (or all) of your click-throughs
will be targetted. If they don't click through you don't pay. It
doesn't matter how many keywords or phrases you have, just how many
click-throughs you have. That's all you pay for so why not have more?
The one thing to consider is that with Google AdWords is that they
tabulate your click through rate so If you fall below a certain
percentaget (say less than 1%), then they might suspend your keywords
from showing up especially if there is competitors. So you don't want
totally far fetched keyword selections. But I don't think something
like "bridgewater condo" is that far off the mark. Someone that types
that in might very well be interested in checking out your site.

I didn't put anything about the waterview because I just can't picture
someone typing in "waterview halifax condo" or something similar. I
might be wrong here and like I said you can add as many keyphrases as
you want for free. Just at a certain point, I ask myself if anyone is
really going to type in a certain set of keywords.

Hi Ray. I wanted to add that it is possible that some of these
keyphrases might be rejected by Overture. Sometimes they are picky
about having the keyphrase be 100% relevant. For example, the might
reject "kentville condo for sale" because your condo is not in
Kentville. They seem to be pretty arbitrary in accepting/rejecting ads
so I just submit everything I want and see what gets accepted. I've
actually waited a week and resubmitted rejected keyphrases and gotten
them accepted. I think it depends on who the editor is who is looking
at them...and whether they've had their coffee yet. :-)  I've found
that most other cpc search engines are not that picky.
