I am looking for a primer to advanced overview of doing search engin
searches that find what I am looking for.  Example:
Hard Money Lenders, private funds for loans, small commerical home
loans.  I am looking to find lenders to loan for the building of
speculative homes being built in Nashville Tenneesse.
Using the above search need, as a real example, how would you and where
would you search on the internet to find sources, contacts and advise?

Hello Hyram. Here is my thought process in doing a search like this. 
First I use Phoenix as a
browser:http://www.mozilla.org/projects/phoenix/phoenix-release-notes.html#install
I think its much better than IE and it has what they call tabbed
browsing which is very useful when navigating the web. Also I use a
version of the Google toolbar which allows me to use Google from any
page I'm at and has some other great search features.

For Phoenix: http://googlebar.mozdev.org/
For IE: http://toolbar.google.com/

and for notetaking I use TextPad: http://www.textpad.com


Now for the search. First, I generally do use the Google search engine
first and then go to other sources, but sometimes I will use Yahoo for
their comprehensive directory.

In this case I am going to use Google (the toolbar). I think of the
keywords I want to use first and type in

"home loans" Nashville

Those seem to be some of the main keywords and note that I put "home
loans in quotation marks. This means that the pages that come up in
the search *must* have these words in this exact order. This can be
called a keyphrase and it is a great way to narrow down your search to
be more precise in finding what you're looking for.

The first result (http://www.cr-mortgages.com/Nashville_tn/default.htm)
looks promising. I look into it and find a section called Commercial
Mortgages. Looks like a possibility.
In this case there is a form to fill out to contact them. Look around
for an "About Us" and/or "Contact Us" link that usually leads to
emails, names and phone numbers. In this case I found the "About Us"
and "Contact Us" link at the bottom of the page, but one just leads to
another form and the other has no solid contact info which is
lame-you'd think a good company would put their contact info up.


Back to Google results using the back button. The second one I can see
is a different page on the same site. The third one has a good title
"home loans" but a quick look at the URL tells me that this site has
nothing to do with a professional banking business. I would normally
not even look but in this case I did just for the experiment and yes
it is a doorway to a porn site. This is search engine spam and it's
helpful to be able to spot it. So you see I looked at both the title
and URL and also description to make sure that all looked valid.
There's usually thousands of sites to wade through so it is helpful to
screen them carefully.

The 4th one down looks like another doorway page, but more legit so I
go for it and it leads me to http://lowcostlending.com which may or
may not (probably not) be useful. Back to Google. I continue going
through results. After a while I look up other keyword combos:

commercial "home loans" nashville
"hard money lenders" nashville
"private loans" nashville
"private funds for loans" nashville
"small commerical home loans" Nashville
speculative "home loans" nashville
and other variations getting progressively more strict adding more
keywords/keyphrases:
"real estate" commercial lenders banks nashville 


Note that I use Nashville in all of them because the results would be
too broad otherwise.

Now I go to Yahoo which sometimes has some impressive regional
listings. I type in simply "nashville home loans" and at the top I see
that there is a directory listing:
"Tennessee > Nashville > Mortgage Loans ". Looks good to me so I go
there, but not much there. I back up one level into "Nashville > Real
Estate" and there's some possibilities there.

There's more too it than I've put here, but this should get you
going.This was a fun one to do!  Like anything if you keep doing it
you get good at it.

Hi Hyram. To answer your questions:

Textpad is a simple stripped down word processor. Similar to Micorsoft
Wordpad, but with some nicer features. When I do research I find it
handy to have something like that open so that I can cut and paste
information, URL's etc.

Phoenix is a web browser that is an alternative to Internet Explorer.
It's faster and in my opinion has more and better features than
Explorer. Like anything new, you have to get used to it, but you'll
find that it is well worth the effort if you do a lot of web browsing.
It's free too.
It is based on the Mozilla browser. Here is an article describing the
differences between Mozilla and IE:

apply to Phoenix as well. The tabbed browsing and built-in pop up
blocking are especially useful.
