In spite of advertising claims, you probably cannot do this, unless
you have a great credit rating and a million dollars or so in assets.
If you are willing to use some of your own money, you look at about
100 structures for sale, or possibly for sale each month. At first you
need to look very carefully at even the ones you don't want to buy,
and ask lots of questions, and heed the answers as you are learning.
Offer about half what you think the structure or land is worth. Most
sellers will be insulted but a few will make a counter offer. When
this happens you need to look even more carefully to see if you want
to pay more. You will be working for a dollar per hour doing the rehab
work unless you buy real bargains and keep your rehab and resale costs
low. You can sell contract for sale in Florida, which means you can
take back the property if they don't pay or are otherwise in breach of
contract. Foreclosure on a conventional mortgage can be a nightmare in
Florida. Each state and county will have different rules so you have
to learn a lot, or lawyers will keep you poor. Neil
