know how much comparable houses/property have actually SOLD for
recently in comparable nearby areas.

Comparable nearby areas are Garrettsville, Hiram and Mantua. Nearby
areas with lower property values include Nelson, Windham and Freedom.
Nearby areas with higher property values include Aurora.

Finding recent sale information in the area is a relatively
straightforward task, and I would be glad to provide you some details
for Garretsville -- and show you how to gather information for other
nearby areas -- if you would accept that as an answer.

Making a detailed comparison of houses to identify "comparable"
properties, however, is a time-consuming task that would go well
beyond what I am able to provide for the price you have listed.  But
you would certainly be able to do such a comparison yourself with the
tools I can make available to you.

Let me know how you would like to proceed on this.
