I think your question is clear, but I can think of no way accuret
numbers could be produced except at great cost.
I will guess that 20% of persons considereing selling a home, put an
ad in a newspaper, on a bulitian board etc. Often the ad is
inefectively worded, or the asking price is too high. About half of
these attempts get zero serious inquiries other than real estate
persons hoping for an exclusive listing. I think additional attempts
in the same year are not counted, but each calender year is counted as
another person attempting to sell by owner, thus the same owner may be
counted several consecitive years attempting to sell the same house.
Very long term most offering for sale by owner are eventually sold,
about 70% of the time by a realtor, which is why I suggested one year
compartments. Only about 1 by owner ad in a hundred leads to a
completed sale, but ads by professional realtors are only a bit more
successful. In my opinion the average persons should attempt to buy
and sell themselves and extract as much advice from hopeful realtors
as the can. Like any activity; the more you know; the less likely a
blunder, and professional realtors are not necessarilly your friend. I
am somewhat familliar with Alachua county and see no reason why
successful sales by owner would be different than the rest of Florida.
One newspaper in most every area prints the sales of houses including
the sale price and address. Any local realtor will tell you the name
of the paper. Listings for sale in other local papers are just as
helpful in pricing your home for sale as the actual sale price is
typically about 6% less than the asking price for compairable homes.
Expect buyers to offer you several percent less than your asking
price. Typically you make a counter offer. Remember detais connected
with the offer can cost you thousands of dollars. ie a contingency
that the buyer can sell his house. If the want to be buyer has poor
credit, the odds are good the sale will not be completed. As a private
party you can ask embarassing questions of a want to be buyer, a
professional realtor would not dare ask, but the professional can make
better educated guesses than you can. Neil |
