Which stock prices are directly correlated with 30-year mortgage
rates? I.e., if the rate goes up, the stock price usually goes up; if
the rate goes down, the stock price goes down.

Hi! It seems that the correlation is more of when rates go down some
types of stocks go up. Would a list of such sectors be ok as an
answer? Just let me know. :)

There is no one stock that correlats with mortgage rates, rather
government notes.  The most common notes that are tied with mortgage
rates are the 3, 6 month T-bill,1 yr T-Bill, 2,5,10,20yr T-note, and
sometimes the 30 yr T-bond.  If you are looking to figure out when to
lock a mortgage rate, then the best way is to lock it the DAY AFTER
the maket has a fall (i.e. when the DOW falls by approx. 100-150 pts) 
On the average mortgage rates will fall by at least a 1/10th after
such a day.  The way the market has been moving, look for a good down
day in the next week or two for sure.
