I am looking for a provider of pipeline reporting for the multifamily
real estate market in the greater Philadelphia metro area.  A sample of a
provider that provides adequate and complete information for other
cities is M|PF research (www.mpfresearch.com).  M|PF does sell a
Seattle report, but, unlike in many of the other cities it services,
it does not have the detail we need.
 
This pipeline report should contain detailed information by submarket,
including the following:
 
* Names, addresses, property developers, number of units and
completion dates of recently completed apartment complexes
* Names, addresses, property developers, number of units and
completion dates of under construction or planned apartment complexes
* Average rents for apartments in various Seattle submarkets (ideally,
average monthly rent, % change year-on-year, average rent for Studio,
1BR, 2BR and 3BR, but I am flexible on this point)
* Average overall occupancy for apartments in various Seattle
submarkets

Should the city name in the "detailed information" section of your
report read "Philadelphia" as I assume??

Hello.

It would be helpful for this question, and your related questions, if
you could list for researchers the other sources of information with
which you are familiar that *don't * meet your needs.

I ask, because there are a number of commercial services similar to
M|PF that -- at first blush -- look like they would fit the bill.  But
I imagine you may be aware of them already, and have already decided
that they don't meet your needs.

For instance, are you aware of MEYERS home/apartment market
information services?

Whatever additional information you could provide would help the
resarchers here to best focus their efforts, and eventual answers.

Unfortunately, I can't help you there.  This is a newish area of
research for me and I am NOT getting much help from those who I know
who should know better.  I have been told that there are at best 2 or
3 providers in any given market, and sometimes 0 or 1, who can provide
this information in adequate detail.  Appraisal Research Services in
Chicago meets my needs passably there, and the Triangle Apartment
Association is the best source available (although barely passably) in
Raleigh.  In both cases, I ran through my spec list with them on the
phone to see what they could/couldn't do before buying.

I have found a company that provides a report with the following
content:

1. Report on the national & regional economies and the multifamily
industry: narrative review of the year and prognosis for the coming
year vis-à-vis the national, regional and local economies,
implications for apartment sector and trends in rents, vacancy and
absorption.
2. State of the apartment market report: in-depth narrative analysis
supplemented with illustrative graphs.
3. Statistical reports: organized by area, our reports review: 
· key market indicators such as year-end statistics and comparison
since 1989 for each of 30 Class A and regional total for (a) rent
levels, (b) vacancy and (c) absorption of units at actively marketing
projects.
· pipeline information (Class A), i.e. projects under construction,
projects likely to be delivered within 36 months, and longer term
planned projects.

· a thorough listing and analysis of building sales for the year with
comparison of prices and capitalization rates to prior years. Land
sales are included in the Class A report.
4. Experience report (Class A): Statistical portrait of the local
industry’s experience with (a) operating expenses, (b) replacement
reserves, and (c) hard and soft development costs.
5. Market Maker report: Annual survey results of those who “make the
market” on subjects of: capitalization rates, investment posture,
thoughts on the economy and more.
6. Players report (Class A): Listing of significant developers active
in the market.

In response to belindalevez-ga's request for clarification, this
source would only be acceptable if, under point #3, "area" means a
unit no bigger than a small portion of a county in urban areas and a
few zip codes in downtown areas.  Also, this report should contain
retroactive pipeline data for recently completed apartment complexes,
not just future pipeline data.  Lastly, the pipeline data must contain
the name, address, developer name, number of units and (projected)
completion date for pipeline communities (with the understanding that
a handful of communities may not yet have publicly accessible
addresses.

Your source worries me because #1 indicates a significant amount of
national and regional level data; I am really only interested in the
Philadelphia MSA and its submarkets and a report that deals primarily
with the nation, the North East or Mid-Atlantic region or a broad
range of MSAs is unlikely to meet my needs.
