Dear Researcher,

I own two weeks of timeshare property with Royal Goan Beach Resorts
,India. They are a member of RCI.I wish to sell any one of these
weeks.I am looking for 3 or 4 companies who could sell the one week
for me.The criteria that this company should meet are as follows:

1) Anywhere in the world OK - best if in india or have a
representative/agent in India, but noit sure if any in India.
2) No upfront fees.Fees only after the sale is completed.
3) Good reputation - trustworthiness,ethics,professionalism.I
understand the researcher would not have first hand experience to
vouch for this but he should indicate some basis for assuming this
such as number of years in business, memebership of industry
associations of timeshare sellers etc.
4) The company should provide an escrow arrangement for selling the
timeshare.

Hello and thank you for your question.

It is a question that's been asked and answered many times on the
bulletin boards of the timeshare user's group ("TUG"),
http://www.tug2.net/

You can access the TUG bulletin board directly from the following page
- - just check "I agree" and hit 'return' without filling in any of
the requested information:
http://www.tug1.net/cgi-bin/Ultimate.cgi

Here's the answer to your question in a nutshell:
"For suggestions on where to advertise, how much to ask and how to
avoid being scammed, ... click on the link for "Buying, selling,
renting or new to timeshares? Click Here!" in the upper left section
of [the page referred to below]. Then read the article entitled, "How
to Sell Your Timeshare".
Also, go to the TUG Advice section (link at the top of this page) and
read the first two articles listed under "Buying & Selling
Timeshares".
Once you have finished absorbing the information in those three
articles, you'll have most if not all of what you need to sell your
week. A word of warning: As the articles will clearly state, you're
likely to get a rude shock as to the selling price that you can expect
to get for your week."
http://www.tug1.net/tugbbs1/Forum1/HTML/004898.html

The page referred to above is:
How to Sell Your Timeshare
http://www.tug1.net/cgi-bin/ubbmisc.cgi?action=getannounce&ForumNumber=1&Start=2452702.99&End=2453462&Session=

As noted in those materials, the best free resale listing services
include
www.redweek.com ($10 membership fee),
www.advantagevacation.com
www.alltimeshare.com
www.timeshare-resales.net
www.myresortnetwork.com
www.transactionrealty.com
www.timeshares.com
http://dough.franklins.net/classy/default.asp
http://bidorbuy.co.za/ (South Africa), and
www.timeshareuk.com (UK)

There is no need to use a service based in India. In fact, the best
way to reach the greatest number of potential buyers is via one of the
above services.

Finally, you should consider selling your unit on Ebay, although again
you may be disappointed in the price that marketplace will give you:

http://listings.ebay.com/pool2/listings/list/all/category15897/index.html?from=R11

http://cgi5.ebay.com/ws2/eBayISAPI.dll?SellItem
The "Timeshares for Sale" listings are at
http://listings.ebay.com/pool2/listings/list/all/category15897/index.html?from=R11

Search terms used:
"timeshare user's group"

Good luck in selling your units!

If you find any of the above to be unclear, please request
clarification. I would appreciate it if you would hold off on rating
my answer until I have a chance to reply.

Sincerely,

Richard,

I have spent about an hour reviewing your response and links .My
comments are as follows:

1)The information you have given is useful as a start-up kit for me
try to sell my timeshare eg some of the articles in the TUG site I
have copied to read at leisure and they seem to give sound guidance.

2)Regarding the various free listing links you have given,my
observation is that although they are pitched as worldwide timeshare
sites many of them are US-centric.For example eBay does not have even
one property on its sale listings from India.A couple of them do not
even have India in the drop down menu to enable me to list my property
for sale. All this means that the target audience interested in a
timeshare in India would likely not be users of these sites.

A couple of years ago I had myself found some sites like these which
did have free listings and a lot of India listings (I think they were
some UK based companies).

So the information you have given, while useful as a starter, does not
give me as much relevant info as I had expected and still leaves me
with a lot of research to do myself. If I had to rate the answer as it
is now, I would probably give it a 2.5 or 3.

I would be happy to give a 5 rating if you could give me much of the
following :

1)Just 3 of the best sites which give free listings (and comission
taken after sales done is OK)
and also seem to cater to an audience which will buy an India
timeshare. If you still think some in your list would do this then let
me know which 3.

2)Some supporting evidence that they are reliable (eg member of this
or that accredited association). Some of the sites had very low Google
pageranks (0,2,3) which indicates they are not what Google thinks are
authority or "important" sites

3)Ideally they should offer an escrow arrangement for sale (accredited
intermediate party for the exchange of documents with the money so
that one is not taken without giving the other)

Note I am not adding anything new in this comment.Everything I am
asking was asked in my original question.

Regards,

Slogging

I checked each of those sites for their India listings - - it looks
like Redweek is the only site that has significant India traffic.

http://www.redweek.com/browse/India/
Clifftop Club Resort - Auli, Chamoli District, India
Royal Goan Beach Club at Benaulim
Royal Goan Beach Club at Haathi Mahal (3 listings)
Royal Goan Beach Club at Monterio
The Resort Country Club, Gurgaon
Toshali Sands (2 listings)
Toshali Royal View

http://dough.franklins.net/classy/default.asp
Royal Goan Beach Club
Holiday Inn Resort Goa India (Averina Beach Club Goa India)
Resort of International Distinction, in GOA, INDIA
Haathi Mahal, Goa

http://www.timeshareuk.com/
Royal Goan Beach Club

http://www.triwest-timeshare.com/bluebook/mlslistings.asp?resortid=ASIIGORO
Royal Goan Beach Club

http://www.timesharesdirect.com
Averina Beach Club holiday Inn Goa

I also searched Google with a variety of terms based on India +
timeshare and although there are many rental listings on other sites,
adverts, etc., there really are no other significant for-sale items.

So I think your best bet is Redweek.com with frnaklins in second
place.

I will look further and also I'll confirm their reliability and terms
of sale. Redweek is a company run by the same people who operate
classmates.com and it looks like they're still evolving their business
model. But if you want to sell where the most traffic is you may be
limited to going with them.

More later.-R

Hello again:

This should wrap up our remaining 'loose ends.'

As to Redweek.com, you can read about their operation at
http://www.redweek.com/about/

Classmates.com Founder Launches Next Web Business
http://www.thetimesharebeat.com/2002/ts/nov/1113-01t.htm

There has been talk on the Timeshare Users Group (TUG) boards
concerning redweek.com's recent policy of requiring visitors to pay a
$10 membership fee BEFORE they can browse the detailed seller's
listings. It's thought that this policy may be counterproductive,
akin to Ebay charging a browser-fee.

However, I do suggest you consider listing your property on
redweek.com because of its reasonable fee arrangments, its reputation
for honesty, and its volume of traffic.

"How much does it cost to list my timeshare?
Listings are free with your RedWeek.com membership. A one-year
membership costs just $10 USD and includes many other advantages."

"Get full access to the site by becoming a RedWeek.com member.
$10 one-year membership
Rent and purchase timeshares
Contact owners
Post rental and sale listings
Read and post resort reviews
Read, post, and respond to want ads (RedWishes)

---------------
As noted in your comment, the alternative would be to engage a broker.

The leading timeshare broker is
RII-Stroman
http://www.timesharelink.com/Timeshares-India.Asp

"Timesharelink is the easy way to sell your timeshare by placing your
vacation ownership property in the timeshare resale market. Fill out
the form below and we will contact you with information on how we make
selling timeshare simple."
http://www.timesharelink.com/Sell-Timeshare.Asp

I believe that RII_Stroman does not charge up-front fees, but their
commissions will be substantial in the event of a sale:
"Stromans in Texas in some cases depending on the dollar amount the
unit sells for might be a similar out of pocket cost. I have sold
three timeshares through Tug and I would guess the total ad costs for
all three would total $100."
http://www.tug1.net/tugbbs1/Forum1/HTML/004764.html

I have looked quite thoroughly through the items appearing at
://www.google.com/search?q=india+timeshare+broker&btnG=Google+Search&hl=en&lr=&ie=UTF-8&oe=UTF-8&safe=off
and I am satisfied that you won't find a broker in India who is
likely to meet your needs, since the buyers of your resort property
are likely to be resident in the US, the UK or elsewhere.

Best of luck in your search. It's surely a buyer's market in the
timeshare resale business, but you should be able to realize the value
of you property, such as it is.

So give redweek.com 6 months or so, and if that fails to produce a
satisfactory result, then give RII-Stroman its chance.

Cheers

Thanks Richard.
A possible hint:
"A company who could sell the one week for me" could include
"Timeshare resale broker" as stated in one of the advice articles you
had pointed me to.Maybe these people could do the full job for me but
not appear as a "timesahre website" or "listing".He could
advertize/list it as he wishes. But payment from me would be only from
the sale proceeds.

Regards,Slogging as usual.
