I want to buy 4-8 acres in rural northeast Ohio.  I have been offered
some land that is completely wooded -- logged some about 10 years ago,
but completely overgrown and trees.  I'll want most of it cleared for
a small house, outbuilding, and area to launch my hot-air balloons. 
My question is, how much can I expect to pay to clear land?  This will
help me decide what is reasonable to pay for wooded land versus land
that is already cleared.

My friend got the timber removed from 4 acres free as the lumber was
moderately valuable. Unfortunately it rained very hard just before the
removal and the big machines left huge ruts that may cost $1000 to
smooth out. Likely ten years is not long enough to produce timber of
significant value and cleared land may be cheaper than nicely wooded
land. Ten years may not be long enough to produce hardly any atractive
trees so you may be able to get a good deal. Try offering about 20%
less than the asking price.   Neil
