Own valuable commercial property that currently houses a successful
hotel- Have additional property availble on the same site that we
would like to lease to an upscale restaurant- Have been unsuccessful
locating a restaurant through conventional sources- We are not
interested in operating a franchise ourselves-Any thoughts on who we
might contact in the restaurant industry to lease this attractive site
from us??

Can you tell us where you are located...it would help narrow down the
options, a bit.

Thanks for your interest- We are located in Manchester NH- Our
property is in a prime location with easy access to both the
interstate highway and our very busy Manchester Airport- Would
appreciate any assistance you could give us- Thanks again

Hello again flash-ga,

My first suggestion would be to hook up with a consultant in the
business, and the best option there might well be someone right in
your neighborhood...E&C Hospitality Consulting Services:

http://www.eandcconsulting.com/

They are very knowledgable not only about the restaurant business, but
about who's who (and quite likely, who's in a shopping mood).

Have a look at their web site, and let me know if this sort of thing
seems on target. If not, perhaps you can provide a bit more detail
about the type of assistance you are looking for.

Thanks for your recent suggestion about using a hospitality consulting
firm- We have in fact retained such a firm- Unfortunately, this type
of company required total exclusivity in their search and as such we
will be unable to hire another consultant until the expiration of this
contract- With this in mind we were hoping that a researcher might be
able to direct us to end users that would be interested in our
property- Your thoughts and further direction would be appreciated-
Thanks for your assistance.

Flash-ga,

Hmmm...interesting situation you have there with your consulting firm.
Perhaps you can say a bit more about why THEY aren't finding a
potential buyer for you. It might help us understand how to best help
you in answering your question.

In the mean time, have a look at this site:

http://www.restmart.com/

It's a business-to-business (b2b) on-line marketplace for
buying/selling/leasing restaurants, and properties that could be
restaurants. On the right hand side of the page is a "search the
database" button, where you can search for, e.g., all the NH listings.

There's no charge for searching the database, but if you want to list
your property, there will be a charge depending on how long you list
for, the size of the ad, etc. It might be worthwhile though.

If this is of interest, let me know, and I'll explore this option more
thoroughly, and post additional details (and additional b2b sites) as
an answer to your question.

Is the restmart.com site not of interest?

I don't know if I should pursue the b2b approach or not, and was
hoping to hear back from you.

Thanks.

Dear Pafalafa- Thank you for additional imput- After reviewing our
situation with my siblings it is our opinion that we have been
unsucessful to date securing a restaurant at our site for two major
reasons- 1} Our site allows for only 5000 square feet of restaurant
floor space- Many of the inquiries have sought much more space- 2}
Most of the national chains want to be on the main commercial street
in Manchester- There are already numerous chains there such as Cactus
Jack,Long Horn, and Ruby Tuesday- Our location while not the main
thoroughfare is nonetheless a very highly travelled road on the way to
one of the fastest growing airports in the country- It is a great
location for the right operator- In addition thanks for the lead on
restmart.com- We are reviewing that information and hope that it will
be functional for us- If you have any further thoughts please feel to
touch base- Thanks again for your assistance- Warmest regards- Stephen

Have you tried working with the hotel located at the site. The
resturant would be a good attraction for them. If the hotel is a
large chain they may have contacts in the resturant business.

Movinmetal-ga- Happy Thursday morning- Thanks for your imput- We in
fact are the owner of the hotel which is only a regional chain- The
real attraction here for any future resaurant is the location of the
property-

Movinmetal- Happy Thursday morning- Thanks so much for your imput- We
are in fact the owners of the hotel, which is part of a regional
chain- We feel that the real draw here for a restaurant is the
location of the property- The restaurant would certainly be a bonus
for guests at the hotel- We are hoping that with a dilligent, proactive
effort to make this concept a reality in the near future- Thanks again
for your help.
