I am in the process of buying a condo in Jersey City and have
inspected a property.  it is a ground level apartment in a 4 storied
condo building on 245 3 street (zip 07302) in downtown jersey City
betwen Grove PATH and Hamilton Park.  The inspector said that there is
a high probability that the apartment may experince flooding becuase
it is in a "flood zone" and it is a ground level apartment.   I don't
leave in jersey state and don't know whether his concerns are
exagerrated or not.  I need any information including but not limited
to any of the following: frequency and severity of flooding in Jersey
City downtown area, whether a lot of ground level apartments get
actual damage or just dampness, whether flood insurances provide good
adequate coverage and how expensive they are, how diffcicult it is to
restore flood damage, etc.  If you live in the area please give me
your opinion - are there a lot of ground level apartments?  Do their
occupants have to frequently repair the flood damage?   Basically, I
am trying to determine the severity of the flooding issue before
purchasing this condo: would I be re-carpeting my living room every 2
months or simply replacing the bottom of the outside door every few
years.  I will pay everyone for any information and the more you
provide the more I will pay.  If you live in the area please drop me a
line.  I will greatly appreciate all the help.  I need the info
urgently.  Thank you very very much.
