I would like to rent one or two furnished houses for Christmas 2003
(ideally the 23rd of December through the 30th) for my family.

I'm looking for a location that would be proximate to skiing (45 min
drive max), accessible to boston (3 1/2 drive or less), in a place
that has some immediate outdoor recreation area for kids to play
outside (a forest preserve nearby, or a hill for sledding, etc.), some
historical interest, and an interesting, hopefully pretty, town center
that would offer a place to get coffee, shop a bit, view some
Christmas decorations etc.
We would have:
9 adults (3 couples, 3 single)
5 kids, ranging from 14 to 3.

The room configuration would likely be
3 rooms for adult couples
3 rooms for two of the single adults
2 rooms for the kids

We need to take into account
-two of the adults are in their 70s and neither is sure-footed.  A
priority for the week will be making sure they can easily move from
car to door without worrying about slipping on the ice.  We can
shovel, put down mats, etc. etc....I'm just noting this to eliminate
any situations of odd/quirky entrance ways that clearly need
sure-footed negotiation.
-This family does a lot of baking at Christmas and thus would need a
working oven, and at least one counter, table space to spread out and
cut cookies, etc.
-At least one kitchen needs to be large enough to accomodate
dinner preparation for the whole group.
-Although we could bring extra chairs, card tables etc. for dining
purposes, we'd need to confirm there was adequate space for the whole
crowd to eat together.
-Individuals in the family have cat allergies
-A town or area that would offer places to go/things to do for
outings, particularly history/regional--that three generations could
participate in would be fantastic.
-Old fashioned visual beauty (nature, quaint towns, pretty homes) a
huge plus, particularly for the adults. The fewer malls and chain
stores we see that week, the better.

Ahead of time we'd want to know
-the number of and state of bathrooms
-how well the configuration allowed for some privacy and quiet when
necessary (i.e. bedrooms on a different floor, with enough sound
proofing so someone could reasonably go up and take a nap, read, etc.)
-price

I know this is impossibly late, but I'm keeping my fingers crossed
that perhaps you can help. Thank you.

Hello chicago1234-ga!

I have been working on your question for a good part of the day and am
finding that many places are, as you guessed, booked for the week you
have mentioned. However, many places ARE available. As I've searched
through the places that are available, there are a number of caveats
that I should mention in order to get some feedback from you as to
what is acceptable to you for your family trip!

1. Finding one house to accomodate all of you is a trick. 2 houses can
possibly meet your requirements--am I safe to assume you'd want those
in the same town?

2. You mentioned allergies. So, any places that are "Pet Friendly" are
out--correct?

3. Do you have a price range in mind?

4. Do you want something that meets absolutely all of these
requirements? Are you interested in properties that meet most of these
requirements? Are you set on the room configuration as posted?

As an update--there ARE places available, most all of them meet your
distance-to-Boston requirement, most are close to skiing without a
problem, most discuss nearby town centers and local restaurants, and
most have pictures (helpful for investigating the kitchen,
especially). So, we're on the right track! I'll keep checking around .
. .

Also, was that a typo on the room configuration details? You said, "3
rooms for 2 of the single adults"--did you mean 3 rooms for all of
them (one for each) or 2 rooms for 3 of them (one shared, one not)?

Ideally, yes --within 15 minute drive or less would be great.

---It's really cat allergies that are the problem. To be truthful, one
of us has a very very small dog.  But allergies are a bigger issue
than bringing the dog (he might stay at home with another family no
matter what) I imagine it's probably a good rule of thumb to rule out
pet friendly places.

3. Do you have a price range in mind? 
---I'm sorry to say that I don't, simply because I haven't researched
this. I can say that having Christmas in NH would save a significant
amount of money in airfare.  Family gatherings are important to us;
we're thrifty as a family but cognizant that these arrangements cost
something.
 
4. Do you want something that meets absolutely all of these
requirements? 
---I looked at the list of requirements I wrote and they're all pretty
important.  If there were an alternative to cooking Christmas dinner
ourselves, we would definitely be open to it -- one potential problem
with going out to eat dinner is the number of little children we have
(who will squirm) and the expense.  As for the room configuration--I
am guessing you are wondering if a smaller number of rooms would be
possible.  Two of the single adults could probably share a room, and
the other single adult might want to share with one set of kids. 
Other than that, we don't have a lot of flexibility.

Thank you very much for replying to my request for clarification. The
things that you have specified are helpful to know as I go through the
various lists and websites. I'm hopeful that we'll be able to come up
with something. I am sending out e-mails to owners of these rental
homes, as necessary, to clarify information as it pertains to the
things that you would like to have for your family gathering. I will
keep you posted as I find out more and run things by you as necessary.

It sounds like a wonderful idea for a family holiday gathering--I am
finding a lot of great resources for house rentals and filing these
away for both current use (for your question) and future use!

I knew there was something else that I wanted to ask you when I made
that other post earlier today! I am also finding furnished condos for
rent--is that an option for you as well? They are individual units,
but are all in the same building. One, for example, is right by
Christmas Mountain. Each condo sleeps 4 (2 bedrooms). I'll continue
digging . . . (I'm very hopeful about this--it's looking good, I
think!)

Wow! There are A LOT of beautiful New Hampshire homes for rent! Before
doing this research for you, I had no idea. I must say, this is a
fantastic idea for a family gathering for the holidays!

I am posting this information to you so that you can look and see what
might suit your needs. All of these places are available as of the
time of writing this?I?ve been researching on one computer and my
husband has been helping me check availability on our laptop as we?ve
compiled the information for you.

I am waiting to hear back from the owners of some larger homes that
would work perfectly (6 bedrooms or more, etc.) to host you all in one
place. The reason that I am going ahead and posting what we?ve got so
far is that even as I am conducting this research for you, places are
quickly filling up for the holidays especially. I?ve heard back from a
handful of the places so far. A couple of the places are so amazing
(and unfortunately filled up) that I?m going to go ahead and let you
know the information for your future reference. If this is your first
time doing a family get-together of this kind (renting in NH) and you
have such a wonderful time that you want to do it again, maybe you can
go ahead and book for next year at some of these places!

Again, the following information is current at the time of compiling
this information for you, but places ARE filling up rather quickly.
The following information is presented in a way to help you choose 2
homes that together will suit your needs. I?ve also included
additional research and information on local attractions, shopping,
and other resources for you. Okay, here we go!

North Conway Rentals (NH)

All of the following rentals can be found at the website for North
Conway Rentals. Just perform a search for availability between
December 23 and December 30 and they will be displayed on the search
page (I would do this for you, but it won?t link directly to a search
results page). All of them have multiple pictures. Each one is very
unique, and I think that various rentals could be combined to meet all
of your needs. They all have spacious kitchens with adequate counter
space for holiday meal preparations and baking. The living areas all
seem to have plenty of space for socializing, and the dining areas
should be large enough to add folding chairs and tables to seat
everyone in your family.

I have removed any that are pet-friendly from the list below in order
to accommodate those with allergies (being allergic to cats myself, I
can truly appreciate your concern about this). I?ve examined all of
the entrances (via the pictures, of course) and they are all easily
accessible. As far as weekly rates are concerned, I have listed the
base weekly rates for the dates you have requested. There is an
additional fee associated with the holiday season, which is generally
in the $100 per night range, but you can confirm the details for the
specific rental in which you are interested. It looks as though each
rental may vary in the way that they apply their holiday increases, so
negotiating individual rates may be a possibility.

I will group them according to location so it will be easier to look
at possible combinations. They are all in the White Mountain area, so
there are plenty of skiing opportunities close by. After I list these
rentals, I?ll be sure to mention which areas are within a short drive
of each other. I searched all of the possible combinations on Yahoo
Maps in order to estimate drive times.

Attitash Woods: This is a 3-bedroom, 2-bath rental with 5 beds,
sleeping a total of 6 people. It is a second-floor condo rental with
all of the rooms on one level. The master has a queen bed, there is
one room with an additional queen bed, and the third bedroom has a
bunk bed (twin on top, double on bottom). The weekly cost of this
rental is $1570.

Eagle Ridge: This is a 3-bedroom, 2-bath rental with 4 beds, sleeping
a total of 7 people. It is a 4-level townhouse with the kitchen,
dining, and living areas on the first floor. There is a small family
room and laundry facility on the lower level. The first-floor bedroom
has 2 twin beds, the second-level bedroom is the master with a queen
bed, and the third-level loft has 2 twin beds. The weekly cost of this
rental is $1970.

queen bed, the other second-floor bedroom has a bunk bed and full bed,
and the third-floor bedroom has a full bed in addition to a skylight
for evening star gazing. The weekly cost of this rental is $1570.

states that this is a tax-free area of the country so the heavy-duty
shoppers should be pretty excited.

In no way do I consider this posted answer as an indication of our
work together being complete. I?ve gotten pretty wrapped up in this
research for you and really am enjoying playing this small role in
helping your family holiday time be special. I?m a very
family-oriented person myself, so I can especially appreciate what

Hello again!

I?ve heard back from a place that would have been perfect, but
unfortunately is booked. But, as promised, here is some of the
information in case you?d like to book them for a future gathering.
They, for obvious reasons, get quickly booked up!

It is called the Rochambeau Lodge. You can see more about it here:

I received an e-mail response from them when I inquired about holiday
availability for your family for this year. In their e-mail, they told
me that ?the kitchen is enormous!? and went on to describe it a bit?2
ovens, a microwave, dishwasher, full refrigerator, tons of cooking
utensils, and a dining room table that seats 12! The wife of the owner
is a professional chef and she sometimes gives cooking classes, so
apparently the kitchen is a ?cook?s dream!?

There are 8 bedrooms, with 6 on the ground floor. As for older people
who don?t have the surest footing, they express that there are
hardwood floors with area rugs, but that they?re not slippery.

The lodge has twin or double beds and that lodge-like feeling but with
modern comforts such as satellite TV, CD player, etc. They even boast
a full sauna on the ground floor (wow!). And the lodge is surrounded
by a breathtaking orchard!

They are located in Walpole, NH and the person who wrote me told me
that it is considered one of the loveliest villages in all of New
England. The town is the proud host to ?the country?s best
chocolatier,? Larry Burdick, of Burdick Chocolates. He has a downtown
shop where his chocolate is made and sold. And he also has a gourmet
restaurant in the heart of the village. The village also has a new art
and antique shop as well as a gift shop.

While they are sorry that they are unable to host your family this
year, they hope you?ll consider them for future times and they also
invite you to visit and take a tour when you?re in town! For more

I am SO sorry that this particular place is unavailable as it would
have been perfect, but it sounds too amazing to not at least tell you

Hello!

I really and truly hope that something that I've posted suits your
needs, but until we know for sure, I keep finding more options for
you! This is an update to let you know that I currently have
approximately 14 e-mails out to additional properties in Conway, North
Conway, and additional areas in New Hampshire around the White
Mountains area. As I receive phone calls and e-mails from property
owners, I will let you know of any that are available for the dates
you've requested. I've personally checked on huge lists of properties
to see what's available (many allow you that feature on various
websites), but for those that do not offer that feature, I've e-mailed
to verify those dates and to ask for more information. As I hear back,
I will keep you posted!

In the meantime, I'll give you a couple of websites to give you an
idea of what we're searching, if you'd like to see for yourself.
Warning: it can be a bit overwhelming, but it's strangely addictive

Oh, I'm so happy to hear back from you and know that you're happy with
the information that I'm getting to you!

I have heard back from more than half of the places with the news that
they are booked for either all of those dates or some of those dates.
One place (that hosts 8) is availble from the 20th-27th if you'd want
to move your dates up, but I'm guessing that you don't and I don't
blame you one bit (but at least I'm letting you know that that's one
of the many options out there)!

I will continue to give you any information that I find and updates as
I hear from people that I have contacted. However, as I hear back from
these owners about the popularity and booking of these homes, I
strongly encourage you to book very, very soon if there are places
that are suitable and agreeable to you. I honestly don't know how much
longer they'll be available. Some of these places have been booked for
quite a long time, so the ones that aren't quite booked are quickly
being filled. Yikes! The search continues . . .

Please let me know how things look to you and if any of the things
posted so far will work for you. I really hope so! As I do this
research for you, it's as though your family is becoming easier to
picture in my mind and I picture you all enjoying yourselves and
baking and visiting and skiing and shopping and having a very nice

Just in case you're interested in this option, I am holding off on
writing her back with a "no thank you" for right now. The owner has
contacted me and says that the home would only be available until the
27th and then addressed the other specifics. The kitchen isn't overly
large, but does have good counter area for baking and is open to the
dining and living rooms. She also informs me that there are no special
concerns for the elderly "other than there being about 6 steps to get
into the house." They are 2 hours from Boston.

The bedroom set up is as follows: Master bedroom on main floor with
queen bed and full bath with whirlpool tub.  One floor down has two
bedrooms with one full bed, two twins, and another full bath.  The
house also has a loft with a full size futon. The house accommodates
8. And the rate for the 20th-27th is $1000 plus tax and refundable
security deposit. She explains that the rate includes departure
housekeeping, linens which the housekeeper does up, and 8 passes that
get you free use of the sports center.

Again, the dates aren't what you requested, but just in case it would
work at all (for family members who can only be there for some of the
time, etc.), I thought I'd at least pass it along. Please advise.

Here's an update on progress on my end: 

Of 17 e-mails sent, I've heard back from 11. 9 are booked. Of those 9,
2 of them might work. I've written one owner back to let them know
that you're willing to split among 2 houses (the owner can't
accommodate 14 total) and the other owner is the one with the earlier
dates available. I will write her back when I hear back from you on
that possibility.

Of the remaining 8, I'm very hopeful about 2 in particular (one sleeps
14 and the other has 6 bedrooms). The others would be added to the
above list of homes that could work using the "2 homes for housing"
option.

Most of them are in North Conway. I'm also researching other areas
such as Jackson and some others.

Hi!

Thank you again for getting back to me. I appreciate it! I've heard
back from more places--booked! I've written second e-mails to the
homes that have 6 bedrooms and accommodate 14 people (the website
indicates that they are NOT booked, so I'm desperately trying to
contact the owner to find out more and let you know what I hear). It
is amazing to me how booked these places are! I suppose that at least
one lesson from all of this research is that it certainly seems to be
a good business to own a rental home near ski areas in New Hampshire!

I hope your family can help you sort through the information at this
busy time for you. I worry that the places that I've sent you are
filling up fast and I want you and your family to have a great place

Hello!

I've found 3 more search sites with helpful representatives (phone and
e-mail) and have sent out several more inquiries regarding
approximately 42 more properties. I am hearing back from some of them
and have this particular option to pass along.

Loon Reservation Service

On that website, you can research the following places (pictures, map,
etc.). The representative informs me that your group could rent 3
two-bedroom condos. She says that 2 are at the same resort (Mansion
Hill), while the third is down the road about a mile or so, at
Mountain View. Each condo would cost a rate of $1179 plus tax and fee.
I told her that I would pass that along to you and let her know.

with regard to properties that I've specifically listed as options
that involve my getting back to the owners about.

This just in! I've received a SECOND e-mail from the owner of a home
that is 3 miles from North Conway. He wrote me the first time to say
that his place was booked. Well, apparently whoever has it booked
hasn't sent in their check on time, so it may be available for you! It
sleeps 8 and you can learn more about it here:
http://www.vrbo.com/27787. If you're interested in it (it most
certainly could work as 1 of 2 places in conjunction with another one
listed above), I certainly encourage you to act fast as this seems
like a window of opportunity. I've written him back to let him know
that I've passed this information along to you. The description on the
website is really good and summed up by the phrase, "This is the
perfect spot for the skier who wants it all." I think it's worth a
look!

I have also heard from Loon Condos and they have 2 units available
(one 3BR/2BA and one 2BR/1BA) and they are one minute from each other.
Both have full kitchens and wood burning stoves. The 3BR/2BA is $189 +
tax/night and the 2BR/1BA is $159 + tax/night. If this interests you,
