What is the effect of a commercial park with 2500 parking spaces on
local traffic?Buildings house business and medical offices.

Please be more specific. If you could give me some information about
the existing infrastructure around the complex, the actual size of the
complex, and much more specific about the types of business' are
planned.

It is a 40acre parcel of land located on a busy 4 lane street in a
suburban setting the buildings are 42,000 sq ft,another 140,000 sq ft
and another 50,000 sq ft. Tenents are architects,stock brokers,
marketing agents for a large automobile maker.Further land acquisition
is planned contiguous to the 40 acre site and another 3 story building
is planned. A driveway that runs adjacent to a 69 unit condominium may
connect this village park with another main street of 6 lanes.
A rough figure of 30 trips per 1000 sq ft is used.If both exits are
used, 232 x30=6960 trips,divided by 2 exits =  3480 trips on driveway
adjacent to the residential site with increased vehicular pollution
detrimental to the health of the environs,as well as to the local
fauna and vegetation.Noise levels would increase
I need a more accurate estimate of what these 2500 parking spaces will
do to the traffic flow.

In addition to Blue's Comments it would be good to know what type of
"effect" you are actually wanting to know about (i.e. noise, traffic
congestion, building stability, economic impact etc.) that would be
really helpful in answering your question.
