I am planning to start my own retail business in the year of 2004 as
soon as possible. However I have trouble finding a decent retaill
location due to inadequate site footage, traffic, access, exposure
ect.... What exactly I am looking for is a company that will find a
retail location, evaluate it(geographic, traffic, sales etc...) and
negotiate the lease for me. The cost should be lower than 10k. I am
willing to relocation once the company finds the location for me.

It would be very helpful to know the country/state/city (or cities)
that you're seeking assistance with, as retail traffic patterns can be
very local.

A company like this MAY meet your needs, but it really depends a great
deal on the type and scale of business you have in mind, and
geographically, where you want to be located.

There's no way of knowing what fees would be involved until you began
discussions with the company, and were able to define the scope of
what you wanted them to locate for you.

If this site looks to be of interest to you, let me know, and I'm sure
I can locate a few other companies that offer similar services (but
again, it's unlikely you can get fee information until you actually
begin discussing your needs with the companies themselves).

The location I am looking for is anywhere within upper state New York.
I don't really have any particular county in mind. I am hoping that
the company would have a list of locations to select from.

I am more interested in a comany that deals with small business owner.

cast a pretty wide net.  Among the services they offer are:

--Network with local realtors through the Commercial Industrial Real Estate Board

Cushman and Wakefield will do it, and do it well, but it won't be cheap.
Otherwise, try looking up a local COMMERCIAL real estate broker, that
is familiar with the area, and buildings that are, or may become
available.
You can also try any big real estate firm, and most banks and
investment firms have divisions available for consulting.

A business broker may be able to help you find exactly what you need
and you can usually find them in the yellow pages.

Hi Alan

Follow up on pafalafa's suggestions. 

Typically, commercial brokers get paid by the owner of the property. 
They get a commission on the total lease value, once you sign it.

You, who are searching for a property, get their services for free. 
So, don't worry about costs. 

And the good commerical brokers in an area, well, they know where all
the properties are - even some of those that aren't listed.
