I'm looking for reliable statistical databases of real-estate
transaction data. By reliable I mean they must be compiled by either a
government body, a regional Realtors association, or a company hired
by one of the former to conduct market research. For the most part,
the information I seek can only be collected using actual transaction
data filed by Realtors, and as such we will not get accurate data
unless it is compiled by a membership association, or, less likely, a
government agency. No databases compiled by realty companies, please.
I?m looking for information that represents a genuine cross-sectional
view of a region?s real-estate activity, not just that of one company.
If the database also contains commercial-property information, that's
a plus, but not necessary.
If there's a national clearinghouse that suits my needs, great. I?ll
pay extra for that. But what I'm really looking for are searchable
regional databases containing such information as:
* Lists of homes sold during a certain time period, with prices.
* Average and median sales prices by ZIP code, neighborhood, and/or city.
* Average and median sales prices by size and/or style of home.
* Comparison of home sale prices to the asking price.
* Average and median days properties are on sale before being sold.
The list of statistics above is a guideline, not a rule. I don't need
all of those for every database, and I'd also be interested in other
data pounts. But a database that just lists home-sale prices for a
given period is not sufficient. I need something with some statistical
variety.
The database must be searchable by city, and preferably by
neighborhood or some other subset of a metropolitan area.
Additionally, I'm primarily interested in databases that will cover a
fairly large (geographic) or dense (demographic) area. As a rule of
thumb, ignore any databases that cover an area with less than, say,
200,000 people.
Such databases will cost money to access. That's fine. I don't expect
to get the information I need for free. Do not limit your search to
free sites.
For each site, I'd like to obtain a Web link, a telephone contact
number and the name of the person at the end of that phone, a list of
the data available, and, if possible, a pricing schedule for access to
the database.
To recap: I need a list of searchable, statistical databases
containing a variety of detailed information about home-selling trends
for a given region. I'm not interested in regions covering a
population of less than 200,000.
Most important: Quality and variety of the information in the database.
Second-most important: Ability to search by small areas like ZIP codes
and neighborhoods.
Third-most important: The size of the region covered by the database.
Quality is more important to me than quantity. So I'm offering $20
apiece for a minimum of five databases that meet my needs. I'm willing
to pay for up to 10 of them. Any Google Researcher who can dig up 10
good-quality sites can either request that I post a second question,
or accept the other $100 as a tip. |

I made contact with a countrywide association with offices in Chicago.
They have a good deal of information for sale, but I've asked them
about the specific data that you want. In their answer, they pointed
out that they...
1)...can't provide lists of homes sold during a certain time period with prices.
2)...can provide average sales prices for Greater Chicago Area by ZIP code.
3)...can provide average sales prices by size and/or style of home for
Greater Chicago Area.
4)...can provide comparison of home sale prices to the asking price
for Chicago area.
5)...can provide average days properties are on sale before being sold
for the Chicago Area.
They say can also do items 3, 4 and 5 nationally, through a query from
their homebuyers and sellers survey.
Despite the vast variety of reports they already produce and offer to
purchase, none of them includes the particular information that you
require, so they offer to do a customized report with this data for
you, for a fee they didn?t' specify.
My answer would also include contact information such as: phone
number, contact person, website, email address, location address.
Additionally, a description to their other standardized reports, with
URLs to their samples?when available?will be included, given that you
said other unmentioned items might be of your interest.
