A true NO DOC construction loan allows someone to borrow money to build a
home without having to disclose employment.   I am searching for
banks that will do this type of loan in Hawaii.  Loan products are
tied to the ultimate investor which is 90% of the time either Fannie
Mae or Freddie Mac.
Banks that only places their loans at Fannie Mae, except as noted
below, will be an acceptable answer.  I consider this question
answered if you find me one and tip $5 for each additional.
Banks that place loans with Freddie Mac are my real interest.  I
consider this question answered if you find me one and tip $10 for
each additional.
A third type of lender is called a portfolio lender.  They use their
own cash for a loan.  I am not interested in these types of lenders.
Total maximum tip is $50.
Note 1:  I have already looked at IndyMac Bank, Countrywide, Bank of
Hawaii, and Washington Mutual and not acceptable answers even though
you may find a website that claims otherwise.
Note 2: A broker is not a lender.  I am looking for direct lenders.
For example: If you find Bank XYZ offers this type of loan, and you
find 20 firms that broker loans to Bank XYZ this counts for just one.
Aurora, Principal, and National City are three huge Freddie Mac
lenders that I have not yet investigated.
Hunting Tips
I found the search term ("underwriting & guideline" and bank) to weed
out most of the noise and gets you directly to the ultimate lender.
