What would be the most effective way to market a lakeshore parcel of
160 acres and priced at $1.5 million? Where would we most likely find
this caliber of real estate buyers and what are their top read
magazines/newspapers?

Hello, suzyque-ga! 

 Since you have not mentioned where your property is located, it is
hard to pin down regional listings that advertise exclusive
properties. If you provide me with the location of your property
(state within the US, or Country if outside the US), I may be able to
pinpoint some more choices.

 I have currently listed sites that advertise expensive homes and
undeveloped property for sale, exclusive of region. I have omitted
agencies that offer luxurious homes without visible listings for
undeveloped properties. However, that does not mean these agencies do
not offer such listings. If you would like me to include some of those
listing agents as well, please let me know in a clarification. The
price of your question does not allow me to call all of these agents
individually to find out their restrictions, but you may want to do
so.

This property is located in northern Minnesota on a natural
environmental lake. The ideal buyer would be an individual or
corporation that wanted to keep the 160 acres together for his/their
own use. It is currently being used as a campground. It is in the
Brainerd lakes area with golf courses, etc. and other amenities within
5-10 miles. If you would be able to provide more detailed information,
I would increase the price of the answer.

Sue,
 I will look further. Are you wanting to sell this property "By Owner"
through a magazine or newspaper, or are you also willing to offer the
parcel through a realtor?

 As for your offer of additional payment, the easiest (and
preferrable) way to add additional compensation is through a tip when
you rate the answer. Since researchers only get 75% of the posted
question price, tips are much appreciated. Don't feel obligated,
however!

I am a realtor and trying to figure out the best way to spend money
marketing this property. Any place that people, organizations,
corporations, may look or where we may get their attention. It is
currently being used as a campground. Other charitable organizations
that may have an interest in establishing a campground?
Nature/conservation/environment organizations?

Hello again, suzyque!

 If I owned a large parcel with a natural lake, I would be quick to
contact any and all environmental and wildlife organizations within
the state of Minnesota! In fact, I wish I had the money to buy it
myself.

 The problem with state agencies is that they may take years to find
the funds and make a decision about buying your property. And other
agencies, like the Minnesota Land Trust, tend not to buy properties
outright. They would rather make agreements with existing landowners
which allows the owner to retain their property by providing public
easements. However, such agencies might have the strings or the
contacts for private individuals or corporations who are willing to
buy large properties for the public good.

** I want to stress that these organizations may not have the funds to
buy the property themselves. However, if the conservation groups want
the property badly enough (and it sounds like your property might fit
the bill) they will find the means to buy it, somehow!

 If you are in a hurry to sell the property and don't have the
patience to wait for the "red tape" that may go along with selling to
a conservation organization, I would contact some of the resources I
compiled in my original answer. I would also suggest posting your ad
in the large metropolitan newspapers in Minnesota and the surrounding
states, as well as California, Boston, New York and other major east
coast cities. There are a number of people who look for properties on
their own, including those with the financial resources to buy a
property such as yours.

 A property which includes a lake is a huge plus! I would be very
surprised if you did not get some serious bites even through
traditional classified ads.

Thanks for your additional response. Many of those approaches we have
considered but you were able to pinpoint and few places for us. It is
actually one of the groups you mentioned that needs to sell the land
to raise funds.

You had mentioned various magazines. Magazines we had thought of were
the Wall Street Journal, Forbes, etc. I'm not sure that our marketing
funds will go very far when utilize those resources but they are in
our mind. Any that particularly stick out in your mind to utilize?

* I guess I would start with the Real Estate Journal of the Wall
Street Journal and the New York Times Real Estate Section, because I
believe realtors probably look for properties in those publication for
their clients as well. I would go this route for the other large
metropolitan papers as well.

** And, there is no harm in asking if papers offer a special rate for
a non-profit group (if that is what you are)


* My second suggestion would be Sotheby's International if you can
afford their rates.

 Have you ever thought about organizing an auction? It would take
quite a bit of planning, but you could identify various corporations,
organizations and private individuals that might be interested in the
property, send out invitations with a description and photos of the
acreage, set up a catered event, hire an auctioneer, and see what
happens.

 I live in a very wealthy community (though I am more on the "other
side of the tracks", happily) and I see these fund-raising auctions go
on all the time. I have to admit, I have not seen it done with
property, but it is a thought.

 Another inexpensive way to advertise the property might be on an
online site like LandandFarm.com. For example, I clicked on recreation

 My last suggestion would be to contact the Minnesota Fishing
Organizations and large Christian organizations that might be
interested in developing a retreat property. I would also contact
wealthy private schools that might be interested in recreational

This is a feature that is coupled with rating the answer to a
question. To be honest, I had a hard time finding out how to
accomplish this to give you the instructions!

I've thought of one other approach that you might try, initially. Make
up some nice, one-page, folded brochures describing your organization.
Explain your desire to raise money by selling a "special" propery,
(include a photo or two on the page) and say something to the effect
that you would like this property to go to a new owner from Minnesota.
Send it to as many large Minnesota-owned corporations, conservation
agencies, private schools, in-state colleges,  wealthy individuals and
foundations that you can identify.

* Say that you would like to offer it to an in-state buyer before you
advertise it on the national market, which you will have to do soon to
maintain your agency's viability. See if you get any response withing
30 days!
