I am looking for a sample business plan and P&L for a hotel, operating
in the neighborhood of a few hundred rooms, in a major city in the US.
 As I look to move forward with a venture I would like some templates
with data in them already, that I can change to fit my potential
business.

I was looking for business plans, but all I seemed to get was links
for places to purchase related papers (not links to actual plans
themself).  I am looking for actual plans that fit what I am looking
for, not links to places to purchase things that may or may not fit
the bill.

The sample P&L is quite useful, although it will take some time to get
it from an uneditable pdf to excel where data can be edited.

While not specifically related to Hotel's, I know the Microsoft Office
kit comes with a business plan builder that you might find useful. It
asks you questions about your business (e.g. mission plan, short term
goals, etc.) and then outputs the data into your own business plan.

Entrepreneur also has some great ideas for business formation, finding

it provides some critical resources that may be useful.

Smith Travel Research ("STR") is the definative source of comparable
P&L information for hotels.  STR publishes an annual study, the "HOST
Study", that may be available from your local library or from STR for
$295. This study is based on actual operating results submitted
annually by over 3,000 hotels.

Additionally, STR offers custom HOST reports, which are a composite
P&L of several hotels of your choice.  STR also sells custom "Trend"
reports that provide the composite operating results of hotels of your
choice.

Other critical resources include the Uniform System of Accounts for
the Lodging Industry, published by the American Hotel & Motel
Association; the Hotel Investments Handbook and other publications by
Stephen Rushmore; and LodgingResearch.com maintained by
PricewaterhouseCoopers.
