i want to buy a lot owned by a private individual. what steps do we
take in order to complete the sale without use of an attorney or real
estate agent?

It might help Researchers to know what state the property is located, and if
both parties are residents of that state.  Some states might require an agent
and/or an attorney.

In Australia, all you need is a Settlement Agent. Their fees are about
$350 to $450 to handle a property up to $100,000. No lawyers and no
Estate Agents. But you have to negotiate with the buyer yourself. The
settlement agent only handles the paperwork and never meets the buyer.
But they can if necessary for any signing of papers.
