what makes a mobile home sale final i bought a mobile home and found ouy the park it was in was forsale and decided not to except the title the person i bought it from is still living there.i already paid the money and signed a bill of sale 4 days ago what do i do the person wont refund my money |

Hi, First off talk to them and tell them your intentions and ask of theirs. Maybe you can resolve this nicely. Tell them that you did not know that the lot was for sale and you have no money to move the trailer or to buy the lot. Did you pay cash? No: Tell them that your cancelling the Money Order/Check because you do not want it. And cancel it. Yes: Ask nicely for your CASH back and tell them they can keep 100$ for the inconvience. Does this work? No: Arrange a meeting with the police department (explain in person in factual detail) to see if they will go out there with you to recover the cash. Does that work? No: Have them served a contract (Notification) for day to day rent at 100$ day. If they do not accept, tell them you will evect them for squatting and file a small claims court and have there wages garnished. File a small claims court for Days x 100$ plus any damages. Or for the amount you paid for the trailer. Other notes: I don't know if your states if trailers fall under DMV (limon law?) or under real-estate. But either law may help you recover your cash. By accepting the notorized "Deed"/"Title" will make you the owner (see above though). That means you have to have insurance. Maybe you can make a deal with the lot owner to sell the trailer with the lot and recover your money? Well there is my free advice. I left enough to be filled in by a researcher. X |

You purchased the mobile home. But did you purchase or rent the plot on which it stands? At least in British law, there is a clear distinction between the sale of goods (eg a mobile home) and the sale or rent of land (and fixed buildings). You really need a local solicitor experienced in mobile home sales - you haven't even said which jurisdiction you're in. Owain |
