excerpt from an article about Urban Housing and Residental Growth in China
http://chinahousing.mit.edu/english/china/housing/
multiple headings to look under, this excerpt came from the "Trends in
the Chinese Residential Sector" one. Some interesting statistics can
be found on this website especially in the "Cultural Findings"
section. This is a group that works with MIT Building Technology and
is for research on "Sustainable Urban Housing in China" (2003)
?There has been a rapid increase in the construction of residential
space especially in the urban areas of China, fig4 (5). Real estate
companies have been formed to develop commercial housing. In 1996 the
total investment in commercial housing reached 175 billion yuan (USD
21.9 billion) and there were 21,000 real estate companies with 700,000
employees (6). The real estate companies appear to range from
government arms to quasi private enterprises. The combined urban and
rural residential space newly built in 1996 exceeded 1 billion square
meters. Assuming an average new residence has a floor area approaching
100 square meters, we estimate the yearly residential construction
exceeds 10 million units. That rate of construction is an order of
magnitude greater than the current US rate.?

Here are some excerpts from a recent report on the roofing market in
China. While the report is specific to roofing, there is also a wealth
of valuable market info that can be applied to other construction
supplies, etc.

ROOFING:

Asia Market Information & Development Company
Chinese Markets for Roofing Materials
December 2003 (lexis-nexis)

Industry Growth:

"China's wood flooring industry has boomed since 1990 because of the
dramatic growth in urban construction and increased expenditure by
Chinese people on home renovation. Second, the town is just 130
kilometers away from Shanghai port, where most of the timber is
imported. Ni Fangrong, board chairman of town's Shiyou Wood Products
Company, said his company's top priority is to promote more
environmentally friendly engineered hardwood flooring products in
China. Ni's company produced 1.3 million square meters of wood
flooding last year, which is about 1.5 percent of the country's total
output. "I plan to increase our share to 2 percent this year," said
Ni. This type of timber comes from fast-growing trees and is produced
with advanced pressing techniques which are less wasteful. Domestic
firms began producing engineered wood flooring in 1995 using European
technologies. These products now account for more than 85 percent of
the market share in China, with total sales of 120 million square
meters last year."

"Since 1990s, the country's roofing materials capacity has been
expanding rapidly in order to meet the increasing demand. By 1997,
China's total annual capacity of roofing materials reached 2.85
billion square meters. By the end of 2002, the industry's capacity
exceeded 3.56 billion square meters per annum. More facilities are
being constructed or planning to be built through the next century. By
the year 2007, China's total capacity of roofing materials will
increase to 4.22 billion square meters annually"

"At present, there are about 1,000 producers in China, but most of
them have low technology and high production cost. Some big
state-owned companies and large venture joined companies has enhanced
the development of roofing material industry in the past decade."

"In China, the roofing materials industry is operating in about 70% of
the total capacity, primarily because of the lack of innovation
ability. In 2002, the total roofing materials output amounted to 56%
of the annual capacity. In China, the roofing materials consumption
keeps on increasing. The country will continue to depend on imports
some kinds of roofing materials to fill in the shortage gap. The
following is a table of China's roofing materials industry capacity
and output of Roofing materials."

Market Size:

"In the past decade, Chinese economy has developed at a quick speed.
And Chinese government and the local governments have put much
investment into the building of basic construction and the improvement
of people's living conditions. All this will increase the demand for
roofing materials. The total market size reached 1.88 billion square
meters in 2002, growing at 1.8% per annum in the past decade. And it
is projected that the total market size will reach 2.2 billion square
meters by 2007, advancing by 3.1% per annum."

Asphalt Roll Roofing Market on the decline:

"The market size of asphalt roll roofing was 610 million square meters
in 2002, decreasing at 3.0% in the past decade. Because Chinese
government had paid much attention to the environment protection, the
asphalt roll roofing will gradually lose its market in China. It is
projected that the total market size will decrease to 598.4 million
square meters by 2007."

Growing roofing materials:

"In Chinese market, the modified bitumen roofing is becoming popular
and will be one important roofing material in the future. The total
market size was 89.9 million square meters in 2002, growing at 16.5%
per annum in the past decade. And the market size will advance to
136.8 million square meters by 2007.

Elastomeric roofing is another new type roofing material in China.
China government has pain attention to the development of this
industry. The market share will have a great increase in the future.
In the past decade, the market share has increased at 13.4% per annum.
And it is projected that the market share will increase from 46.4
million square meters in 2002 to 64.3 square meters in 2007, advancing
by 6.7% per annum.

Clay shingles are important roofing materials and have been widely
used in the residential buildings in China. The total market size was
1.1 billion square meters in 2002, and it is projected that it will
reach 1.3 billion square meters by 2007, growing at 3.7% per annum.

As to the market size of plastic roofing, metal roofing and wood
roofing, the total market size was 10.9 million square meters and will
increase to 18.7 million square meters by 2007."

Market Growth Drivers:

"In China, the residential and commercial building construction is the
major drivers of roofing material consumption. From 1996, the building
construction has developed at striking speed in China, which greatly
drove the consumption of roofing materials.

Western development will become an important driver of roofing
material market. The important part of western development is to
quicken the construction of the basic establishment. In 2001, Chinese
government invested 50 billion yuan into the western basic
construction such as QINGZANG railway, western airdrome, county road,
transportation of western electricity and so on. All this will drive
the quick development of western area. The improvement of people's
living condition will greatly increase the demand for all kinds of
residential buildings."

Major Producer Facility Locations, Output and Capacity:

"In China, the roofing material industry has developed for a quite
long time. At present, there are about 1,000 producers of roofing
materials. But the scale of most producers is small. In China, the
largest producers are located in the northeast of China and coastal
areas of developed areas, such as Tianjin, Shandong, Shanghai,
Guangdong, Zhejiang, Jiangsu, and the northeast area of China. There
are also many other major roofing material producers in China, and
most of them are scattered in the east of China. The main reason for
the concentration is that the roofing material industry is a high-tech
industry, and its development depends on the technology development
and the researches. In the east of China, there are lots of
universities and institutes and the economy of there area has
developed well, so there are strong investment and technology to
enhance the development of roofing material industry."

"There are six major elastomeric roofing producers in China, which
account for about 75% of the total output. Shanghai Waterproof
Building Materials (Group) Corp. is one of the biggest elastomeric
roofing producers in China. Its output and capacity are 8 and 15
million square meters. Dynamic New Style Waterproof Building Materials
Co., Ltd. is also one major elastomeric roofing producer in China. Its
production capacity is 15 million square meters per annum. And the
output reached 7.5 million square meters in 2002. Shandong Weifang
Yushen New-type Construction Waterproofing Material Co., Ltd. is
another major elastomeric roofing producer. Its output was 5 million
squaremeters in 2002, ranking the third in China. Tianjin Bitumen
Membrane Factory is one major elastomeric roofing producers in China.
The total output of its elastomeric roofing was 5 million square
meters and its production capacity is 12 million square meters per
annum. Shanghai Taian Waterproofing Engineering Co., Ltd. is also one
main elastomeric roofing producers in China. Its production capacity
reaches 10 million square meters per annum. In the last year, its
output of elastomeric roofing was 4.5 million square meters. The
production capacity of Handan Jinan Construction project Co., Ltd is
10 million square meters per annum. Its output of elastomeric roofing
was 3 million square meters in 2002."

Market Share of Key Producers:

"In China, the production of roofing materials has a significant
development. In 2002, the total output of the roofing materials
reached 2 billion square meters and the production capacity is 3.56
billion square meters per annum. Most facilities of roofing materials
in China are scattered in the developed areas and rich resource
district relatively, such as Shanghai, Guangzhou, Jiangsu. There are
several producers have a great market share. But due to a great many
of the middle and small-scale enterprise, each company's market share
is smaller."

Labor Costs:

"Though the labor cost has increased quickly in the past decade, it is
still falling behind the developed countries. In 1992, the labor cost
was 210.6 yuan per month and increased to 487.3 yuan per month in
1997, growing at 19.7% per annum. In the past five years, it still
kept high growth and reached 931.1 yuan per month in 2002."

Potential Entrants:

"Although China's roofing material industry has gained significant
development in the past years, there is still great difference between
it and that of developed country in many areas, such as product types,
qualities, packages and service. In China, capacity expansions and new
facility constructions are underway or being planed for many roofing
material producer."

An article on China's wood flooring situation and the rate of growth
and an interesting commentary on US/China buying relations:

?China?s wood flooring sector is becoming increasingly sophisticated.
Encouraged by the Wood Flooring Committee of the China National Forest
Products Industry Association, the industry is focusing heavily on
product branding. All members of the Association have been required
this year to setup their own brands and to protect the reputation of
the industry through the introduction of quality controls and
guarantees of after sales service.
However this is one sector where American hardwoods have failed to
make any real inroads. In the words of one commentator at the AHEC
convention "China is buying the American jacket (hardwoods for
interior panelling, cabinets and furniture), but not the trousers
(flooring)". A major constraint on American sales in this sector is
the unwillingness of U.S. exporters to supply to Chinese
specifications. U.S. flooring is supplied in inches, and is available
in thicknesses of either 3/4 or 4/4. However the Chinese
specification, measured in millimetres, lies between these two sizes.
In contrast to American suppliers, Asian and European suppliers have
been willing to adapt to the Chinese specification.?

Business Daily Update
CHINA'S BIGGEST MANUFACTURING BASE FOR WOOD FLOORING EMERGES
November 3, 2003

"The ancient waterside town of Nanxun of East China's Zhejiang
Province is emerging as the country's biggest manufacturing base for
wood flooring, according to a senior industry insider. Gao Zhihua,
vice-director of China Timber Circulation Association (CTCA), said the
manufacturing base had developed rapidly during the previous two years
thanks to the housing building boom nationwide. More than 300 wood
flooring manufacturers had set up shops in the town. "But more should
be done to make these businesses competitive," Gao said. Most
businesses in the town are small and have switched over from other
sectors such as silk production. "Mergers should occur to develop the
industry in the town," said Gao. The ancient town, with a population
of only 110,000, produces about 30-40 percent of China's current total
wood flooring products."

Market Growth:

"China's wood flooring industry has boomed since 1990 because of the
dramatic growth in urban construction and increased expenditure by
Chinese people on home renovation. Second, the town is just 130

An article on the foundations of export business and a woman who's
company does regular and thriving trade with China. Also talks about
the economic growth rate for the market and tips for dealing with
overseas businesses.
"Russell has tapped into a market with which many exporters may not be
familiar China?s building materials sector. In 2000, China imported
$396 million in building materials from the U.S., an increase of
nearly 40 percent from $241 million in 1998. The Chinese government
designated the construction industry as a "pillar industry," in 1996
but China had already been experiencing a major construction boom for
several years. China?s construction market has been expanding since
1992, and while it is showing some signs of slowing down, most
analysts agree that a growth rate of 10 to 13 percent will be
maintained for the next three years. Analysts estimate that three
billion square meters of new housing will be needed nationwide every
year for at least the next five years, and China spends approximately
$25 billion annually on residential housing."

A 2002 article from the US/China Build organization on the expanding
market and what sorts of products are going to be in demand as a
result of the building boom in China.

"Due to the fast development of China's real estate market, there are
a number of opportunities for imported building products and
technologies.
However, U.S. companies should keep in mind that exported of basic
construction materials have difficulty competing with low priced
locally manufactured products. Opportunities for imported building
products
therefore exist primarily in high-quality, yet affordable niches.
Among the best prospects are:
. Waterproofing materials
. Energy-saving products
. Marble
. Tile
. Modern sound-proofing systems
. Bathroom fixtures
. Fire safety, detection and security equipment
. Air conditioning systems
. Elevators and escalators
. Articles of stone, plaster, cement, asbestos
. Parts of pneumatic elevators and conveyors
Foreign technology and expertise also in demand in China include:
. The production of clay for ceramics, not bricks,
. The use of waste materials such as coal ash for the production of bricks;
. The production of chip- and wood-board;
. The production of material other than concrete for load-bearing walls;
. The production of glass built into pre-reinforced concrete for separation walls?

The article goes on to discuss flooring, ceramics, wall and ceiling
materials, energy efficient building products, intelligent building
systems and controls, windows and doors etc.

An article from Baldanza's Market research with indepth market
research on Chinese Decorating and Building Materials. (1999)

"China has one of the fastest growing economies in the world. There
has been, however, an overall slowdown in growth of the construction
market since 1992. Nevertheless, over the next 5 years, the overall
construction market will grow at an estimated 15-20 percent rate. At
the same time, the growth rate of decorating building materials
remains at approximately 30 percent for the foreseeable future.
Recently, China began housing reforms across the country, especially
focusing on inland cities. With these reforms, the construction
industry should become a catalyst for economic growth. In the next
three years, China will invest another US 97 billion (8 trillion RMB)
in infrastructure and residential housing construction. In the ninth
five-year plan (from 1996 to 2000), the total floor space of housing
under construction is estimated at 20 million square meters yearly.
Additionally, China has about 2,000 deluxe hotels and restaurants with
approximately 400 thousand rooms. Many of these hotels, built soon
after China?s Open Door policy approximately 15 years ago, are
undergoing renovation and will help the decorating building industry
achieve double digit growth."

design trends have their roots in these trends so it might be
interesting to note some of the more popular leanings.
I am also including several Feng Shui websites as the design and
organization methods are much in demand in China and quite common. The
way a house is designed, the materials used and the placement of
furniture have all been thought to contribute to a healthy mind, body
and soul.

An online text from Jun Alday titled "Way of Design" 1996-2000
Lots of images and information on oriental design evolution and the
materials used in some different situations. While this is more of an
interior design text, it does give one an idea of how layouts are used
and materials incorporated to give a certain feel to a space.

Bascially with all of this info, you can see the growing market as a
result of the building boom in China especially in certain areas. The
reports and articles included will hopefully give you a better idea of
what sorts of things are going to be in demand such as new energy
efficient products or a new type of flooring. Common materials used
among the asian provinces are slate and bamboo as well as other
hardwoods and tiles, they tend to favor durability and efficiency but
also desire the materials to be aesthetically pleasing. As the market
is growing quickly, so too are the trends. While America adopts many
Asian practices such as technological advances, style and even
spirituality, they are quick to learn from us in the ways of
import/export dealings, manufacturing their own materials and
utilizing them without using outside suppliers, and how to build more
efficiently. On a side note there are many sites that allow you to buy
entire market and material reports -however, the cost of those ranged
from 600.00 to 3500.00 -and the 3500.00 seemed to be one of the more
common prices. They are out there however should you wish to invest
your money into them -I will include a few of the websites that offer
such reports as a reference.
This is a $3,500.00 report which consists of 180 pages and it is on the topic
