I'm interested in rental occupancy rates (weeks per year occupied) and
the market for renters of the many "holiday villas" in the Kissimme,
Florida area. Many of these units are small 2 or 3 bedroom houses
owned by individuals and rented out to vacationing families on a
weekly basis. Extra points for verifiable data that can be included
in a business and marketing plan. ;-)

....and of course I misspelled the name of the
city....Kissimmee...twice. Doh! For those who wonder, the accent is
on the 2nd syllable. Thanks.

We own a tacky one bedroom trailer in a trailer park named Lakewood
about half way between Kissimee and Hains City, Florida. In theory we
could rent it by the day or week as we only occupy it about ten random
days per year. Since this would be an even lower end market than you
are thinking, credit rating is likely to be poor, and damage is
likely. The average trialer at Lakewood is occupied about 120 days per
year, vacant about 245 days per year. Most are privately owned and
only about 1% are rented at any given moment, excluding those owed by
the Park, if any.
When about ten of our relatives visited, we paid about $600 for a
2500 square foot house for 4 days. It was 5 bedrooms with a heated
swimming pool esentually inside the house. This is high end compared
to your thinking and is apparently already being handled by a large
corporation that handles a high percentage of the high end market. I
suspect they avoid the middle market that you are enquiring about.
