You seem to be focused on visibility tools, particularly via the web.
Quite frankly it's one of the benefits that an agent should bring to
the transaction.
There are a number of other things commonly advised by a real estate
agent that are non-Internet:
* having a house "detailed" for thorough clean up
* having a house "styled" to bring in plants and decorations, much as
a model home is presented
* cosmetic repairs to key features
* landscaping assistance
* warranty offers on heating, plumbing, appliances
Do you want any of these "other" considerations?

certainly would not mind tips on how to market a house, but the point
of this exercise is that most agents are not aggressive enough imo in
generating leads and treating the property like their livelihood
depends on it.
so, i'm focused more on search engine/website type ideas that really
get the prospects in the door in a compressed amount of time.

My husband is a homebuilder and we have built, lived in, and sold
three of our homes, and numerour "spec" homes, in the last ten years.
While we always work with a realtor, we market our houses on local,
real-estate search engines that provide "visual tours." Visual tours
allow potential buyers to look through the interior of the house
before paying a visit. This weeds out many people who are not
interested in the location or interior style and generates interest in
others who might have passed by your listing until they see the
inside. Has your realtor looked into any of these web-marketing
features?
