I would like to find a sample commercial land lease contract.  Also if
you can provide me with some good resources that speak about standard
land lease terms.

When I say land lease, I am talking about a standard 50 - 99 year land
lease where one party may build a building on another parties land and
they work out an arrangement over a fixed number of years.

EXTRA NOTE
Are there land leases where the party who builds doesn't have to pay
any monthly or yearly land cost, but rather the owner of the land
simply gets the land at the end of the term?

99 year leases and life rights were common in the USA, 150 years ago,
but rare the past 100 years. What location are you interested in? I
think lawyers and court desisions killed the long term lease, as
courts tend to hold the owner libel as well as the party leasing, so
the owner would reasonably want enough money up front to pay for a
century of liability insurance. The owner also needs to pay the taxes
as it is a pain to nag the person leasing to pay the taxes. Leans can
also be put on the property without the knowledge of the owner.
Important changes occur in the laws, easments, customs and assesments
in much less than a century. Typically even a 5 year lease is
considered risky by owners.
 No payment for 99 years won't happen, unless the owner wants to do
you a big favor IMHO. I can't think of a situation where the owner has
asurance of gain, as the structures built by the decendents of the
person leasing could have less than zero value to the decendent of the
owner in the 99th year when the lease ended and the owner could
recover a toxic waste dump in the 99th year.  Neil
