I represent a US developer for a modern shopping mall project in a large
municipality in western China. I would like to find out what the
following is in China:

1. Legal (provincial, local) regulations re. leasing
2. Retail lease arrangements in typical shopping malls in Western China
i.      lease terms (rent and period) 
 a. anchor tenant
 b.  major tenant, ground level
 c.  major tenant, upper level
 d.  inline tenant, ground level
 e.  inline tenant, upper level
ii.     utilities settlement
iii.    leasing commissions
iv.    security deposits / key money
v.     tenant improvements
vi.    termination 
vii.   any other terms and conditions which usually apply

I would like to find out what the above is for that specific region (a
large municipality in western China).

Is it near Chengdu? I know someone who owns/leases real estate in
downtown Chengdu. He's been doing business there for a long time.

Yes, it is actually near Chengdu. Does your acquaintance own/manage
any retail assets?

He doesn't own any stores/mall/shopping center. His properties are
leased to businesses.

I suggest you find someone local to do the due diligence for you. You
need someone who's well versed in local regulations and also well
connected.

It's only refrence we can find which language is English.I can find
many in chinese but it's hard for u to read
