I am looking for a software product (web based or off-line) to help me
manage my vacation rental property.  A fairly simple tool that will
track revenue and expenses, prepare budgets and schedules, plan for
things like preventative maintenance and capital improvements,
generate reports including financial statements, etc.  I do not need a
highly sophisticated program like those used by major property
management companies with many properties.  Do you know of any
companies that sell this type of software?

Greetings!  I found a few products which may be of assistance to you
and two offer trial demos free of charge.  Instead of searching
software, I searched shareware and freeware.  On the shareware search,
I found a program titled "Flex Rent" at Shareware Connection.  The
description of the program is as follows:

"If you rent vacation properties, and are in need of flexible
software, FlexRent may be just what you're looking for. FlexRent is
the database application that you can modify according to your needs.
You can design your own reports, modify the interface, and change what
fields are kept in the database. FlexRent is developed in Microsoft
Access, which is an open database tool that will enable you to adjust
and expand FlexRent to meet all of your varied business needs.
FlexRent is designed to handle the task of listing, scheduling and
billing for vacation rentals. It will track the property owners, your
customers, and all of the properties you wish to list. You can quickly
search properties and find which are available for any given period of
time. Once you book a vacation spot for your clients, FlexRent will
provide you with the means to bill them and track their payment
history."

As you saw, the price for the full software is $295, but because it
uses the Microsoft Access program, it may be a breeze to operate and
modify to some extent.


Another shareware program I found was a product from a home-based
company and it was titled "RentAlls"  This product is interesting as
the creator offers 24/7 support and add-ons for the program.  He may
actually be able to modify the program to fit your needs exactly since
he works from his home in its design and promotion.  The product text
is as follows:

"At only $30.00 (US Funds) RentAlls is priced for the individual
landlord and moderately-sized agency, yet it is fully featured and
powerful enough to meet the needs of larger Rental Property Management
offices.  More specific requirements can be met with very moderately
priced ($10 range) supplemental programs.  These add-ons will enable
user-customization of RentAlls into the ideal system for your
particular needs. Because we work alone and at home we have no
significant overhead and thus can pass the savings on to you. No
limitations (other than the size of your hard drive and memory) are
placed on the number of rental units, dates, or entries. RentAlls
provides users with logical next steps, greatly simplifying
record-keeping and report-generation, eliminating 'Windows
Bewilderment'."

"New users will find the program friendly, fast, and fully featured. 
When running on a host computer, RentAlls automatically scales (sizes)

So, RentAlls may turn out to be a product that can be tailored for
your specific needs by its designer, and for a price lower than retail
software.


I also found a shareware called RentTracker which has a download demo
called RentTracker Lite.  The RentTracker Pro is only $99 which is the
full version, but the demo should show most options.  For this, I
searched "freeware vacation property management" on Google and found a
site titled "Real Estate Publication/Software"  The link to
RentTracker was in their list:

"RentTracker Lite v2.41 is a free software package for beginning
investors. It is a full featured, licensed copy with a limit of 3
rental units. It includes all the advanced features as listed below
for RentTracker Pro, but is directed towards smaller investors.  But
RentTracker Lite can grow as your portfolio grows! Simply purchase a
license for one of the packages [listed below on the page] and keep
all your current information! So if you are even considering
purchasing a 10 unit or unlimited unit license of RentTracker, we
highly recommend taking a few minutes to download Lite and evaluate
the program for yourself."
