we live in Manchester England and live next door to a house which is property managed and empty most of the time. We have complained to the letting agency repeatedly because the back gate is always hanging off. The gate is now lying on the floor in the communal rear lane and this weekend the back garden of the house has been full of children who have also been climbing over the dividing fence into our yard. What can we legally do to force the management company to do just that - manage the property to avoid the damage i can see spreading to our propery? We sre at the commencement ofthe six week summer holiday for all the children and the situation is going to get much worse. |

There's not much that you can sensibly do, in my experience. Except talk to your neighbours and ask them kindly. They may not be willing to ask for repairs which inevitably fall on the occupiers sooner or later. Of course, if the kids are causing damage to your property or even if they are risking injury to themselves ... well! The kids really deserve smacking around the ears but do that and you are in deep trouble. I suggest that one way might be to scare them to death. Dress up as a witch and utter starnge incantations in their presence, etc., etc. You do have a black cat? Or maybe you could borrow one? Any colour will do because you can always get some black paint at B&Q. Me? I was born & bred in Oldham. All the Best Bryan |

You may be more successful in this instance if you pursue the potential risk to local children. Start with your local citizens advice bureau to see what community agencies are charged with public safety issues. Contact your local police station to express your concerns for public safety due to the negligence of the property manager and owners. Request the property manager produce a copy of their contractual responsibilities regarding the property. Getting someting done to protect the children from themselves and the property may be advantageous to you in the long run. Call a local newspaper to suggest an article highlighting the dangers of property neglect to neighbourhood residents. Any other legal approaches may be of great financial expense to yourself. |

Hi pat2503 Another route you may wish to take if the property management company do not respond to your concerns is to appeal directly to the owner of the property. You can normally find out who is the owner of a property from titles listed on the Land Registry Online Service, which the general public can search at http://www.landregisteronline.gov.uk/ and you can view the register for £2. |
