Hi, I have a pretty easy question for anyone who deals in office space.

I'm looking for space in the San Francisco area, and the average
appears to be $22 / sq. ft. I read somewhere that the average company
needs about 100-150 square feet per employee.

My question is: Is the $22 sq/ft a MONTHLY or YEARLY cost? If
monthly, that means we're talking $3000 per month, per employee for
office space?? I'm new to this, but that seems like a huge cost! I
can only assume that maybe commercial office space is quoted annually,
instead of monthly. Thoughts?

Thanks!

Howdy uc,

Yes, the $22 sq/ft is the annual (yearly) cost. The monthly cost would be
that number divided by 12, or $1.83 a sq/ft.

This Inc.com article outlines office space costing in several examples.
http://www.inc.com/articles/2000/07/18579.html

"Caswell realized she 'didn't need to spend $22 a square foot just to have
file cabinets.'
...
She gave up the 1,700-square-foot space and set up each employee -- herself
included -- with his or her own home office.
...
But all the costs together don't begin to approach the $3,000-plus a month
she used to pay in rent."

By the above example (coveniently using the very same $22 sq/ft number you
show) has 1,700 sq/ft at $1.83 sq/ft per month ($22 divided by 12 months)
for (around) $3116.67 a month rent.

So, your monthly cost per employee office space rental would be $183-$275.

If you need any clarification, feel free to ask.

Apologies, but that should be "conveniently" instead of "coveniently" above.
