This is a shoot the moon question and I'll be shocked if anyone can
actually deliver a complete answer BUT I'll pay partial money for an
INCOMPLETE answer too. $200 is for the complete answer, but if you
think you can come even halfway, I'll be very inclined to give you
some or all of the booty--let me know what you can deliver if you
can't deliver a complete answer but can deliver something of value
that relates to the question and I'll get back to you promptly if that
will work for me and how much it's worth to me. (E.g., I'll agree
right here to pay $150 for where I can get detailed current and
historical information on rental rates/condo sale prices without the
requested information on occupancy and forward construction.) Note
while info on time-share apartments and other week-long or longer
accommodations is of interest to me, I already have info on hotels in
the area and have no interest for further info there.
I am looking for a provider of pipeline reporting for the multifamily
real estate market in the greater Puerto Peņasco metro area. Samples
of providers that provide adequate and complete information for other
cities include M|PF Research (www.mpfresearch.com), Delta Associates
(deltaassoicates.com) and Dupre + Scott and Associates (www.dsaa.com).
This pipeline report should contain detailed information by submarket,
including the following:
* Names, addresses, property developers, number of units and
completion dates of recently completed apartment/condo complexes
* Names, addresses, property developers, number of units and
completion dates of under construction or planned apartment/condo
complexes
* Average rents for apartments/condos in Puerto Peņasco (ideally,
average monthly rent, % change year-on-year, average rent for Studio,
1BR, 2BR and 3BR, but I am flexible on this point)
* Average overall occupancy for apartments in various Puerto Peņasco submarkets
