Premis: Presume there is a ten-story condominium building in a major US city. The condo association, due to budgetary concerns, is considering closing the rooftop pool indefinitely. Question: How much is a closed, unusable pool likely to effect the value of individual units in a condominium? I will need some supporting documentation (any articles or web sites) for this evaluation. These do not have to be major publications. The evaluation does not have to be numeric in nature but can simply weight the possible effects (much like the Rotten Tomatoes web site rates movies based on available reviews). The answer does not have to take other variables (increase in condo fees, assessments, etc.) into account. Thank you, and please let me know if you find anything. Best Regards. |

It won't affect the price whatsoever because maintaining the pool will lead to increased upkeep costs which will be a negative factor. In an environment where costs are rising, residents may prefer to economise rather than support such a facility. If existing residents feel this way then it is likely to affect prospective residents similarly. Conclusion: Zero Effect. |

Thanks for the opinion, but I can't use this. I have opinions of my own on the matter. I need to point to multiple sources (see my comment requesting references), possibly of different opinions, as discussion points. If you are unable to provide some kind of documentation about this conclusion, I am afraid my questions has not been answered. If so, it will be greatly appreciated. Thanks. |

I'm inclined to agree with probono, except no two condos will be the same. It depends on the water temperature if there are lots of old folks. It depends on a life guard being on duty, if there are lots of small children. It depends on fighting, intimidation, sexual assults in the pool, It depends on the income of the average resident. It depends on near term repair costs needed or desired. It depends on the city and state. It depends on the cost of liability insurance. Will the savings in pool non-operation be passed on to the residents or be absorbed by other needs and imbezzelment? Neil |
