my car was broken into on may 14.. my entire sound system valued at
nearly 500$cad was stolen.. i do not have theft coverage on my car
insurance.. but a friend of mine told me..since i was parked on their
parking lot (which is deducted from my rent)... which was extremly
poorly lit...therefore it should be covered by rental insurance...or
home insurance...im going to send them a formal letter to ask to be
reimbursed for this ammount.. a police case on the event does exist...
if they refuse, can i take them to small claims court ?

what i mean to say is... is my friend right.. are my landlords
responsible for replacing the stolen goods ?

Check your lease and any parking agreement.  It is likely they covered
themselves from such liability.  Also, they likely had a "Park at your
own risk. We are not responsible" type sign.  Reagrdless, you can
still sue if they are uncooperative.

Definitely read your lease carefully, as nelson suggested.  The
apartment building I used to live in had a section specifically saying
they were not responsible for anything that happened in the parking
lot.

As for taking them to small claims, I know that my lease also had a
section dealing with lawsuits.  By signing the lease, I agreed that I
would take part in arbitration rather than sue.

Read over your lease carefully and if anything is too confusing, I
would suggest seeking the help of a lawyer (at which point it may be
more cost effective to replace the stereo at your own expense).

ill do that.. but in the entrance to the parking lot.. theres no sign
or anything stating to park at my own risk

lease.. i think it has some relevance to this issue...
