Once someone gives you money for the use of your home for their personal residence then you are RENTING. It may become illegal if once you accept the money you do not provide the residence or you provide a house that is not in livable condition. Most people in Florida use written language to set the terms of the renting arrangement but technically you don't have to have anything written down. And you do not need any special licenses (personal or business ones). Now that is strictly for residential property. You can find out about credit in several ways: 1)Get them to run a recent credit report through a credit agency like EQUIFAX. Have them give you a copy or better the original then look at payment history hopefully there is enough good payment history to satisfy you. 2)Have them give you a number of recent utility bills see if they are paying them on time 3)Ask for a letter from their place of business to verify length of employment 4)Ask to speak with their present landlord to see what they say about your new renter 5)Get a list of references from them. Call that list judge if what they say is truthfull and accurate If you have more than 4 units most in Florida will consider it a commercial rental property then you have certain licenses that are required.
