Looking for specific lender sites with rates and terms that offer this product.

You would do best to speak to a mortgage broker who could help you use
your excellent credit to your best advantage.  I recommend Bill
Trudelle in Tampa, FL 813-254-4000 as an excellent broker. (btw I have
no business affilation)
