What are the disadvantages to a modular home?

We are concidering buying land and having a modular home put on it. 
Seems (according to the companys that make them)that it's all to good
to be true.
what are the catches?  Will the house apprieciate the same way as a
'stick' build home?

With rare exceptions, modular homes have not appriciated as much as
stick built homes. That does not mean they can't be better made, but
often they are not, inspite of claims by the builders. Part of the
problem is they are typically low priced homes in neighborhoods with
low priced homes. Typically a house sells for no more than 20% more
than the smallest shabiest house on the block. Typically there is a
small and/or shabby house in each block of low priced neighborhoods.
