I want to invest in land (not a home) in the phoenix az. area and I am
looking for information about where the growth is occuring and more
importantly, where in the next 10-20 years the growth will be.  I used
to live there and I am looking for a good long term investment.  Any
information regarding this as well as a reputable broker/dealer in the
area is what I am looking for.

Hello Tski,

   Where ISN?T growth occurring in the Phoenix area? The West Valley
is covering all the pristine desert land, the East Valley is building
all the way up to Superstition Mountain and beyond to Gold Canyon.
Chandler and Ahwatukee are building up quickly. North Phoenix, Anthem,
and Deer Valley are booming as well. Glendale and Phoenix each have
annexed land near Luke Air Force Base to decrease encroachment, as
houses, shopping and urban sprawl increase daily. Since the 101 was
completed recently, it is a lot easier to circumnavigate Phoenix!

  I have compiled a list of brokers/realtors. I have never worked with
any of these, so I can?t vouch for them. I do have a West Valley
realtor in mind, that I have heard is highly recommended, but I have
been unable to get his contact information. I will post it in a da or
so if I can locate it.

  I have also tried to list the ?fastest? growing areas in the valley,
though it seems ALL the areas claim the tile of fastest growing!

West Valley

   Currently, Glendale, in the west valley of Phoenix, is experiencing
a building boom. Recently the Coyotes hockey was opened and just south
of that, the new Cardinal?s stadium is in the process of being built.
(2 miles from my house!) Surrounding the stadiums are being built

With the San Diego real estate market having peaked in the Summer of
2005, and now in a downturn, I would NOT be considering land purchase
in AZ. Much CA money of the past 5 years has boosted prices in AZ. As
the CA market picks up speed on the downside, second homes and raw
land is the first type of real estate to be sold off.
