We need a membership management solution to help our non-profit manage
out member list effectively. We can't have a solution that we support
in house as our team works from different locations. The only one I've
found to be cost effective is memberclicks.com, but that doesn't do
all that we need.

Here are our needs:

1) duplicate addresses, household for a particluar mailing to save mailing costs

2) Database Structure:

Salutation, Last, First, Middle, Address, Email 1, Email 2, Telephone
1, Telephone 2

Membership: Type, Amount, Year (yearly $$ payment/donation history)

Donation: Amount, Date, "why did you donate?"(designation code)

Household Data: Address, 2 people Salutation (dr, mr. mrs. ms.),
master contact vs. individuals

Interests: events, sports, etc

3) Applications

Membership Application (with family data, kids under 12)

Events: limit one per member, no limit for non-member (limit number of
tickets by individual type and event total)

4) Reporting:

Mail merge letters, labels, directory, Queries, event ticket (sort by
group), donation history

If you do not find exactly what you want, it might be an idea to look
at http://www.jaya123.com

It sounds to me as if you require the Customer file management section
of a sales ledger

Check carefully, it is essentially a web based bureau system

as it happens i am in a similar position for database management for a
non profit organization.

i have heard good things about

http://www.techsoup.org/stock/product.asp?catalog%5Fname=TechSoupMain&category%5Fname=Groundspring&product%5Fid=G%2D2602&Cat1=Groundspring&CatCount=1

ebase, it seems like an excellent program to suit your needs. however
i have not tried it, as i am weary of the ability to customize it.

myself i would like to be able to customize my database system to my
non profit, so in the end i will probably just build it myself.

You may want to take a look at site I came across called BisBlox
(http://demo.bisblox.com/) and www.bisblox.com. This is an all in one
online business system which includes a membership system. I know the
solution is in its early adopters mode, but maybe of interest...
