This is for infobank-ga:

In a request for cxlarification to my last question, you wrote
"So...one answer to your question is that RealtyTrac is a source of the
information you're looking for. I leave it to you to judge whether
you're ready for the big leagues here.

There's another company that also has a deep listing of foreclosure
information -- in fact, they provide some of their information to
RealtyTrac. I can provide some information on this company, though I
confess to not having an in-depth familiarity with their business
operations -- the best I could do is put you in touch with them to
explore the opportunities for yourself.

There's one more company that sometimes receives some attention as a
source of foreclosure information, but they do not seem to have a deep
database, and I don't believe they are anywhere near as comprehensive
as RealtyTrac. However, I can provide some information on this
company as well.

Lastly, I am aware of -- and can provide links to -- about 50 counties
around the country that make foreclosure information available online.
Here's an example of the information from one such county, although
each county has a different style for presenting the information, some
more comprehensive than others:

....If you think the information on the companies and on the county
listings would suffice as an answer to your question, let me know, and
I'll be happy to post the information I have available.

And if there's something different that you're hoping for, let me know
that as well, and I'll see what I can do."

That will be fine, so long as the companies you speak of sell
foreclosure auction and lis pendens data, and not REO information
which is readily available for sale.

Hello there,

Just to clear things up a bit, YOUR name is infobank-ga, MINE is pafalafa-ga.

But I'm pretty sure you meant to post this question to my attention,
since I wrote the excerpts that you quoted from.

Let me give this question some attention and thought -- I have to dig
out my notes from when I first researched this topic, and bring myself
up to date.

It will probably be a few days before I get back to you, but I did
want to let you know that I saw your post, and was working on it.

So...stay tuned, have a very happy Thanskgiving, and you should be
hearing from me soon.

Hello infobank-ga,

Thanks for your patience. Now that I've digested a ton and half of
turkey, I'm ready to get to work.

Let's take the items I mentioned earlier one by one:

>>There's another company that also has a deep listing of foreclosure
information -- in fact, they provide some of their information to
RealtyTrac. I can provide some information on this company, though I
confess to not having an in-depth familiarity with their business
operations -- the best I could do is put you in touch with them to
explore the opportunities for yourself.<<

The company I was referring to is called DataQuick, an information
provider to RealtyTrac (among others). In an article on RealtyTrac in
"National Mortgage News" (8/7/2000), they mention the relation between
the two companies:

"The company's database is built from information gathered directly
from the counties and from sources such as DataQuick, which has an
exclusive long term arrangement with RealtyTrac...."

The DataQuick website is here:

http://www.dataquick.com/

and their online data-access services include:

http://www.dataquick.com/online.asp
Foreclosure Data:

Obtain Notices of Default, Notices of Trustee Sale, and REOs. Within
this database, you can print mailing labels, view details of trustee
sales, and download raw data.

For more information, call 1-888-604-DATA (3282).

==========

>>There's one more company that sometimes receives some attention as a
source of foreclosure information, but they do not seem to have a deep
database, and I don't believe they are anywhere near as comprehensive
as RealtyTrac. However, I can provide some information on this
company as well.<<

The company I had in mind here is is this one:

www.foreclosurefreesearch.com/
With more than 50,000 properties nationally,Foreclosurefreesearch.com
is the onlycompany in the industry offering a live datafeed of
foreclosure properties.

phone: 800.535.6945

Their actual database is not well-described, but I suspect it may be
heavily weighted with REO's. However, they offer a free trial of
their services, which you can access here:

www.foreclosurefreesearch.com/

==========

>>Lastly, I am aware of -- and can provide links to -- about 50 counties
around the country that make foreclosure information available online...<<

As I said, the county information is highly variable, although some of
it is excellent, and is likely the very first public notice that
anyone has that a property may be headed for foreclosure. Most of the
links below are directly to county government sites, but there are a
few oddballs as well -- such as links to real estate agents that
specialize in providing foreclosure opportunities to local clients.
I've left these in so you can choose amongst the most useful
resources. Here are the links to the local sites:

That's it. Generating good foreclosure listings really seems to
involve an awful lot of pounding the pavement, although somewhat less
so than in the past due to the proliferation of electronic sources of
information.

I trust this information fully meets your needs. But before rating
this answer, please let me know if there's anything here that requires
further elaboration. Just post a Request for Clarification, and I'll
be happy to assist you further.

We contacted tacted Dataquick, and they will not sell to anyone else for resale.

ForeclosureFreeSearch is almost all REO Data.

And the county information like you said is varied.

One very useful piece of info you gave us is that dataquick and
RealtyTrac have an exclusive arrangement. They did not tell us this
when we contactd them and we did not know.

If you would kindly post a link to the article or the full text of it,
I would be happy to give you high marks.

Hello again infobank-ga,

Thanks for getting back to me on this. Like I said, there still
seemss to be a LOT of legwork involved in pulling together these
various sources of foreclosure data.

There doesn't appear to be an active link to the article I referenced
on RealtyTrac and DataQuick, and I cannot post the full text of the
article here, due to copyright restrictions. I accessed the full
article from the Lexis-Nexis database, and you can probably retrieve a
full copy of the article from a local librarian. You can also
purchase one-time access to their news database at www.nexis.com.

However, here are the most relevant excerpts.

National Mortgage News
August 7, 2000

RealtyTrac Launches Website With Data on Distressed Properties

RealtyTrac.com, based in Westlake Village. Calif., has built a
national database of distressed property listings and now markets the
information to consumers and real estate brokers through the
Internet...Chief executive officer Derek White says he hopes to
negotiate partnerships with other major real estate sites on the
Internet....Mr. White said he has had, or soon will have, meetings
with representatives from a number of Internet companies, including
iOwn.com, MortgageSelect.com and Yahoo, to discuss deals to make
RealtyTrac's foreclosure information available through those
portals....In February, the company inked a deal with HomeSeekers.com
to make foreclosure-related property listings available on that site.

...The company's database is built from information gathered directly
from the counties and from sources such as DataQuick, which has an
exclusive long term arrangement with RealtyTrac. Another company
recently agreed to provide information on government-owned properties
for RealtyTrac's database...

Again, let me know if there's anything else I can do for you, and good
luck with your ventures.

Can you give me the lexis citation? We have Lexis, and we can find it
there too. Thanks.

Clarification of Answer by pafalafa-ga on 03 Dec 2004 04:20 PST
Hi.

In my experience, everyone's Lexis-Nexis access is configured
differently, depending on the particular services they subscribe to.

That said, I'm not sure what you mean by the article's "Lexis
citation"? There is no paricular identification number (such as they
use for law cases) for newspaper articles -- at least not in the
Lexis-Nexis setup that I have access to.

The full citation for the article shows up this way:

National Mortgage News, August 7, 2000, SPECIAL REPORT: MORTGAGE
E-COMMERCE; Vol. 24; No. 46; Pg. 32, 539 words, RealtyTrac Launches
Website With Data on Distressed Properties, By Ted Cornwell

I hope that's what you needed, but if there's still something you're
after that I haven't yet provided, just let me know.

Cheers,

paf

resources available here:
