I want to know how holds the mortgage on a property that is going into
foreclosure, how do I find that information.  Who can I pay and how
much will it cost me to find this information?  The property is in
Orange county in Orlando, Florida.

If I were you I'd first contact the Orange County Assessor's office
and see what publis records are available. Engle Homes may be bound by
some type of privacy clause and won't (or can't) release information
based on that issue, whereas the County Assessor's Office is obligated
to release infomration related to public records under the Freedom of
Information Act.

I can't believe I paid 50 dollars for this, to tell me to go to downtown Orlando.  
I've requested a refund and I'm still waiting for an answer.  I'm just
not getting this answer thing, it seems every question I ask it is
just impossible to answer.  Please tell me, for the info that you got,
which never answered my question, was it worth the entire $50.00.  Can
we at least negotiate a cheaper rate.

I don't understand what the problem is. You asked who holds the
mortage on the property and I gave you that precise information
exactly as you requested. Your question has been fully answered. The
fact that Engle Homes now refuses to cooperate with you is another
matter entirely. I can't make them do what they do not wish to do.

An astute colleague and fellow researcher pointed out that on the same
source I offered earlier a .pdf document indicates that a business
called LEADER MORTGAGE, INC., which was doing busines at that time
under the name "EQUITY PLUS", was the original lender.

That business does not exist any more.  I even called there main
office, which was in another state, and they told me that they don't
hold any mortgages in Florida.  I had to do my own research, which
told me that one trust mortgage was now the holder.  So I guess I just
wasted my 50 dollars and I will never use this service again.  It
seems that I keep asking impossible questions.

It is not uncommon for mortages to be sold or transferred to other
financial institutions, acssuming that is what happened and accounts
for why the available information from the official source proved
inaccurate. I'm sorry you were displeased with the information what
was available to us but it was indeed the information that was on the
official documents.

I did not get my answer.  Isn't a mortgage a public document?  Engle
Homes does not hold mortgages and then if you look at the last
clarification, they tell me to go down to the appraisers office to go
look up the document?  Why, should I pay 50 dollars for somebody to
tell me to go somewhere, which is what I did not want to do.

I think the person did an excellent job of researching, but I never
got the answer I wanted.  I don't want a refund of the whole amount
and I think $5.00 for the work he did would be reasonable.  So I'm
asking a refund of $45.00, which I think would be fare.  Unless, you
could get me the bank that has the actual mortgage to the property. 
If this is not possible than please tell me and refund my money.

Your assistance is greatly appreciated.

I've had terrible service with google answers and this person.  I must
ask the hardest question, because I can never get an answer I'm
satisfied with.

Go to the local assessors office  OR do an internet search, some
states have that information online.

don't give up on Google Answers yet.
On the last site that Tutuzdad-ga posted, if you click on ?view
details? for linked records, you will see that the mortgage was
assigned to The Bank of New York in Feb. 1997.

Furthermore, with this site
http://www.foreclosure.com/state?state=fl&rsp=5106

 you can find the details recorded for foreclosures and
preforeclosures.  Click on Orange County on the map, enter the
debtor?s name, and then choose preforeclosure.  The property is not
yet on the list.  If there is any question about the present owner?s
name, enter the zip code and a search will give a reasonable 5 or 6
pages of items to peruse.
When it appears, then you can sign on for the 7 day free membership
and get the details.
The lists are updated daily, the site claims (e.g., 2 pm on Feb. 12).

Someone else here may be able to tell you if there is a way to get the
details sooner, OR IF a property can go immediately to foreclosure
without first appearing under preforeclosure.
The site provides other information about Florida foreclosure law once
you have signed on.

It appears that you did not notice my previous comment.
The mortgage was immediately sold to The Bank of New York.  The bank
may have passed it on to someone else in the meantime.

Please also note the site on which you can find when and if the
property goes into preforeclosure or foreclosure.
