I?ve got several national retailers interested in a community located
in the southern rockies. I have a site of 2.36 acres located in the
shadow of Wal Mart. My plans are to build three buildings maybe two,
of approximately 9,000 sf each (build-to-suits). I?m in contract
negotiations now and think I?ll get the land for $700-$750,000.
Turnkey build out for one retailer is approx $500,000. I'm adding
$100,000 for contegencies. Rent for this
tenant is historically $8-$9 per foot. I?m needing feasibility
calculations on a two and three building scenarios. I?d like the
analysis down on excel where I can manipulate the numbers, ie:
different rent rates, build-out costs, land values, etc. I?d like
templates in ?back of the napkin? detail and another with more
detailed breakdown of expenses including financing components ie: a
75% loan @9% with 20 yr. Amort. Note: any numbers that you do not
have, make an educated assumption. And lastly, my exit strategy is to
sell of the asset to 1031 buyers in the 8-8.5% cap range.

I work in the real estate industry. My brother is a Realtor and works
with developers and builders daily. I do this type of thing in my
regular "day job," and know how long it takes. This type of report
would take me a minimum of 2 full days to produce.

You want formulated spreadsheets in several scenarios and variables.
This is not a simple request. Perhaps reviewing the Google Answers
Pricing Guidelines would help get your question locked and answered.
