I'm moving into a new apartment in Paris, and I need to tip our
building's Guardienne. I want to write a note with the cash (120Euros)
that has the tone of, "We're glad to meet you, and we appreciate the
things you will be doing for us." without sounding like we're going to
be demanding residents.

It's important that we make a good impression with her, that we make
her like us from the start, because otherwise she can make our stay
rather frustrating. We'll be here for more than a year, maybe two. If
I had to write the note in English, I'd say:

Dear Madame Le Roi,

Thank you for your assistance as my husband and I move into our new
apartment. We have been looking forward to living in such a lovely
place that is also so close to our office. Please be patient with us
as we learn French -- we attend classes twice a week.

Best regards,

So, in French, please? Good, polite, but unpretentious French?

Dear Madame Le Roi,

Merci de votre aide comme mon mari et moi entrent dans notre nouveau
appartement. Nous avions attendu avec intérêt de vivre dans un tel
beau placer qui est également ainsi près de notre bureau. Veuillez
être patient avec nous car nous apprenons le français -- nous suivons
des classes deux fois une semaine.

Remember the criteria: Good, polite, but unpretentious.

Madame would be devastated if she could not fault the missive.

bientôt emmenageer dans notre nouvel appartement. Nous avons attendu
si longtemps avant de pouvoir enfin vivre dans un endroit si charmant
qui est aussi très près de nos bureaux. Soyez patiente avec nous car
nous apprenons actuellement le français: nous prenons des cours deux
fois par semaine.
