Hi, thanks for reading.   

   The land is 57 acres in East Montgomery County adjacent to the US 59
freeway and soon-to-be-built Grand Parkway.  Closeby is the
prestigious Kingwood community, golf course, new high school, and
abundant new housing developments. Walmart and Walgreens are also
being built.

   Recent passage of the Restaurant Initiative now allows large chain
restuarants to serve alcohol in the county.

   I wish to negotiate multiple long term lease agreements for the
land.  I want to know the best way to proceed from someone with
experience in the field.

Who are you negotiating with ?  The land owner, or the restaurants? 
Let me know and I can help, I just need to know if you own the land,
or are buying the land, or are leasing the land and then building on
leased land...
