I own a chain of retail stores. 90 of them.
I look for why a store is so successful and others are not.
i find when stores are in places that homes are sprouting up like
weeds (lots of new homes being built) and customers are above middle
class we do well. And lots of new families (malls are filled with
strollers)

We have fabulous business in places like "Mission Viejo, California"
and "Westlake, California" where homes are going up like crazy and
there are lots of younger people with youg families.

Could you give me a list of some other areas of the USA where there is
lots of homes going up that haven't higher family incomes.

So I guess what would make sense is which counties (i don't know if
cities work) have the most new homes and then look at the per capita
income for that area to ultimately know the top areas.

The census figures for this town don't reflect that they have shut
down a major naval in the last few years and used the land to build a
TON of expensive new homes in the heart of what is already a wealthy
Chicago suburb. Young families with money are flocking there now.

Gurnee, IL

St Johns County, Florida.  This area is just south of Duval County
(Jacksonville, FL) and is part of the MSA of Jacksonville.  New homes
are blossoming like crazy because St Johns county has a school system
that is three times that of Duval's.  Folks can send their kids to
school there while they work 10 miles away in Jacksonville.  According
to the US Census, it is the 7th fastest growing county in the U.S.

Additionally, Volusia County, FL is an excellent location too.  This
is the county of Daytona Beach, FL.  It is the 3rd fastest growing
county in the US according to the Bureau.  Don't go to Daytona
though...you want to go to Palm Coast, FL (in Volusia) as this is
where the housing boom is currently.

What kind of retail?  I am a small business owner in Jacksonville.

Check the latest issue of Business Week.  They have an article on
"inland migration" in the U.S.
