a little more clarification  of your answer above.
Please  note  that   Mezzanine funding source  can  provide  'close 
to  or  upto  100%  financing'  in the form of equity  and/or  debt 
as indicated  above   so therefore I want to know that   Mezzanine
funding source   can  provide financing    to  pay  for  "all  of the
soft costs and  all  of the closing costs"   for purchase or
acquisition  of real estate property for commercial  investment ??

Actually, you didn't ask that. Your question was merely, "what is
mezzanine financing."

Your NEW question is

As for this NEW question, a mezzanine loan can include absolutely
anything since it is a business loan negotiated with the lender. It
all depends on what you can get them to include.

That is about all the information I can provide without beginning new
research on the new question.

I have no way of determining if you could personally get such a loan.

I hope you consider this a sufficient answer considering that this is
a $2 question and we are supposed to provide one or two links for a $2
question.
