What is the total value of all U.S. real estate?  

Answer can include or exclude government owned land and properties. 
I'd prefer it exclude government owned land and properties, but either
way is fine.

estate in the US for only $23.5 trillion:

I'm looking for combined residential and commercial real estate that
is fairly up to date. That would suffice.

For a bonus/tip,
  I would prefer it came from a source respected by economists, or
from government data.  The author does not indicate the source of his
statement.  It is more out of date than the info. I have, which I'm
not happy with, as one or more applied:
1)out of date
2)not the direct source, 
3)residential only

 
The one of three links I have that is still active is 15.2 residential
suposedly based on 2003 fed data:

and makes this statement about the source for *residential *only valuation:

"By the end of 2003, the nation's homes were worth $15.2 trillion,
with mortgages and home loans accounting for about 45 percent of that
value, according to Fed data."

Keep in mind I'm looking for commercial + residential, or total real
estate not residential alone.

The latest available data might be 2003, 2004 would be nice.

Paine-Webber estimated the total market value of all institutional quality 
real property in the U.S. as $3.7 trillion at the end of 1998.

As of Januauary 22, 2004, in a report published by Goldman Sachs
Global Equity Research group, the total US real estate is worth about
$25 Trillion

Now for your second question, this figure can be broken down into
Government, Private Business Sector (aka commerical) and Private
Residential.  Of the $25T worth of real estate 22% is held by the
government; 26% by private/commercial sector; and the remaining 52% is
held by private residnetial individuals (homeowners).  All this
information can be validated via Urban Land Institute.
